If you have listened to, well, really any news lately I'm sure you're under the impression it's a buyer's market. Well, this is true in a lot of instances. How could it not with the historic low interest rates, the unbelievable inventory, and all time low home prices. Well, I'm here to remind the buyers to be extremely careful about being too arrogant. You will absolutely be getting a good deal, but it doesn't mean you have to offer $30,000+ less than the list price to get it. Dear Mr. and Mrs. Seller, It is important for you to know that, according to the National Association of Realtors (NAR), only 2% of buyers found the home they purchased at an open house. Please know that I am holding your house open today as a way to meet prospective buyer clients, not necessarily sell your home. If you want an open house to sell your home, then perhaps I should hold another house open and then tell the visitors about your home. I know this may sound surprising, but these are simply the facts. Thanks!! ;)

This is basically a spin-off from a blog I wrote a few days ago but another valid point was brought up in a meeting I attended this morning and I felt it was that important to re-emphasize the point. This morning, a lender stood up and said he locked in a rate on a 30-year loan at 3.875%. UNDER 4%!!??? Do you have any idea how amazing this is!? Let me put it this way.. As a buyer specialist I come across a lot of people who seem to be on the fence as to whether they should buy now or not, especially with the holiday seasons in our very near future. "I'm just going to wait" is the absolute worse thing you could do right now.
