mesa: Revisiting my Plan to Go Paperless - 09/05/12 01:39 AM
Real Estate in East Valley AZ
Last year I put a plan in place to try and make my Real Estate business as paperless as possible.  I believe that I have made great strides, but have yet to go completely paperless.  I guess the biggest thing that prohibits a completely paperless business is that some banks, as sellers, will not accept electronic signatures.  Another stumbling block is needing to provide prospective buyers or even myself with a list of the homes and details about the homes that we are visiting.  In the near future, I plan to purchase an iPad, … (4 comments)

mesa: Thinking about my 90 day Pipeline - 08/21/12 05:21 AM
Real Estate in East Valley AZ
When I first started Real Estate, it took a lot of adjustment with regard to paydays, marketing, management, etc.  I have always had great management skills, but even with the best management in Real Estate, new things occur with each transaction.  One would think that you learn how to overcome a certain roadblock, you would be prepared when it occurs again, but in Real Estate, this is not always the case.
It seems like I work a lot harder when I don't have any business going on, than when I actually have transactions to … (6 comments)

mesa: What I do for Sellers at a Listing Appointment - 07/20/12 10:25 AM
Real Estate in East Valley Arizona
Being that I am mainly a "buyer's" agent, I wanted to create a post for this contest from the selling side, thinking that I can get feedback from the members of ActiveRain and improve my craft in listing homes for sale.
With real estate in general, I rely heavily on the fact that I am honest, trustworthy and hard working.  I will never claim to know everything, but if I don't know something, I will surely find out.  It really helps having brokers that I can rely on for assistance and advice.
At a … (8 comments)

The only aspect of my business that I would want to makeover or upgrade would be my generation of leads.  Of course, this is probably the most competitive part of everyone's business, as we are all vying for the same customers.  Even though I seem to have a good internet presence and I know that converting internet leads is more of a numbers game, I still … (18 comments)

mesa: My current Marketing Efforts and Budget - I could use some help! - 07/03/12 02:56 AM
Real Estate in East Valley Arizona
I am fairly new to the Real Estate industry, so I haven't tried all of the marketing strategies that are out there.  I am excited about this contest and look forward to see where other Realtors are spending their marketing dollars and how successful they are for them.
Currently, I utilize Market Leader for my lead generation, CRM and website.  I have only used them, so I don't really know anything other.  I really like the back end system, but I am not completely satisfied, so if I am anxious to see what others … (5 comments)

mesa: Homeowner's Underwater in Arizona - 06/19/12 03:41 AM
Real Estate in East Valley Arizona
I am certain that Arizona is not the only place where many homeowner's are underwater on their home.  Seemingly, if we bought at the height of the market, our homes may never be worth as much as we currently owe, unless we put sizable down payments on the purchase.  I worry about the homeowner's that don't know they have options.  Many have chosen to let their homes go to foreclosure, because they didn't know that other options are available.

I am seeking some feedback from other Realtors, Lenders, etc on ActiveRain with regard … (0 comments)

Below is a post that I did back in 2012, I have noticed that it could be improved, so I am doing that now.  I have taken out videos that were non-working, made the fonts easier to read and added links, among other things.  Also, since I certainly no longer use the Blackberry Torch, I have provided a video for the phone that I currently use and it allows me the … (10 comments)

- This is a song that I really enjoy, so I wanted to share it with everyone else.  I haven't been blogging as much lately and I need to get back to it, but I get overwhelmed at times.  Anyways, I hope everyone in the Rain is doing well and closing lots of deals.  May your day be enjoyed!!!

mesa: Dealing with issues that arise in a Real Estate transaction - 05/29/12 01:18 AM
If only every Real Estate transaction went smoothly, how nice that would be!!!  Unfortunately, a completely smooth transaction is rarely the case.  No matter how prepared we are, there always seems to be hurdles to jump, whether it be with the buyer's loan, issues discovered in a title search, issues found after an inspection, etc.
I like this contest and I look forward to reading about problems that other Realtors have overcome.  The problem that I will tell about seems to have been overcome with a little bit of divine intervention, at least in my mind.  This is why I included … (4 comments)

mesa: If it weren't for my Smartphone, I would feel lost - 05/29/12 12:37 AM
Cell phones have become so much more than just a phone.  I can remember thinking that I could do without a smartphone, but now that I have had one for a number of years, I am not sure how I could live without it.  I know that I could, as I did before, but now that I am in the Real Estate business, my smartphone has become invaluable.  I love the fact that I can get emails quickly, look up listings and be in total control while I am on the road.
There are many times when I can't answer the … (0 comments)

This is an entry for the Positive Attitude for the Weary Soul Group Contest! | Fun in the Sun While the Business Still Runs!  Join in on the Challenge!
In a business like ours, where we are seemingly on call 24/7, it's difficult for us to get away and enjoy ourselves without continuing to work.  Recently, I had a good experience where this worked out well for me and I didn't have too much to catch up on when I returned.
The trip began very nicely and of course, while we were about to embark on a nice wine tour, my … (2 comments)

mesa: ABC - Always Be Closing! - 04/05/12 11:06 AM
When I first got into real estate it was tough to find business.  I tried using the lead program that my broker had, but it frustrated me because the leads were tough and when they did close, the broker took a big piece of the pie.  Over time, I have been able to develop a nice internet presence and been able to rely a little more on referrals.  When I would struggle, I would always think about the movie Glengarry Glen Ross and the scene where Alec Baldwin conducted a sales meeting.  I try to run my business with the simple … (10 comments)
