Denver Service Businesses

Denver is the place to be when owning your own business. Service businesses allow you to either work for yourself or hire independent contractors to do the work for you. 1 times SDE is the typical pricing on service businesses. Make sure to use a broker for these deals, as back alley handshakes can burn both parties! You will want someone in the middle of the deal so you won't be forced to show all your cards. Negotiation will make or break a deal, as will Denver Landlords. E-mail ben@vrcherrycreek for free valuations for your specific business.

BRIGHTON COLORADO LAND AUCTION Will Provide Barometer For Commercial Real Estate

RITCHIE BROTHERS LAND AUCTION is offering 36 acres on HWY 85 this September, which should allow the rest of us a great glimpse into the desire for LAND IN NORTH DENVER. Lambert is offering 9 acres of I-1, and VR Business Brokers is offering 14 ACRES ZONED I-3, just north of the Ritchie Brothers Property. I believe the auction will bring top dollar, allowing for some bargain hunting to occur with some of the other available property in the area. The HWY 85 corridor is really growing. Businesses in the area are all doing well, and many are looking to expand within the year. Believe it or not, the economy is great for this micro-market. Contracts are keeping these businesses growing and investors are taking note. Keep in touch to hear more on the Ritchie Brothers auction and other land developments, or contact ben@vrpro.com. More info on area businesses and land at http://www.benhargiscommercial.com

CAR WASH DENVER

DENVER CAR WASHES have increased in demand along with commercial real estate. This has pushed up the prices for coin operated car washes.Tips for pricing it right: cost of real estate and equipment, plus 2 to 3 times EBIT.Want to buy? It takes 3 years to plan, permit and zone. So buy an existing car wash that's already making money. Call for financials and a showing on a LAKEWOOD CAR WASH.

Recasting Financials

A business owner I spoke with recently has been trying to sell his business for a year with no luck. He didn't know how to value his type of business, and doesn't have a current P&L or balance sheet. His tax returns show a loss, but he's making money. After recasting his numbers, we showed an $80,000/yr profit for the business. It has been SBA approved, and should sell quickly. Keep in mind the importance of recasting financials. For more info on recasting, contact me at ben@vrpro.com

What is my business worth?

Ben, what is my business worth? I get this question 5 times a day. Here are some guidelines.SDE=Sellers Discretionary Earnings. How much do you make, plus addbacks like milage, meals, entertainment, etc. Don't addback expenses like rent or utilities, as new owner would have to pay that as well.Salons- 1.7 times SDE plus equipment and inventory. Service Business- 1.5 times cash flow.Liquor stores- 33% of Annual sales plus inventory. Another methed is 2 times SDE plus inventory.Publishing Company- 70% of Annual sales. Another method is 4-6 times EBTID.Do you have a question about the value of your business? Call me for more detailed information. All conversations are completely confidential.
Broker Representation

Tell all your employees that you are selling your business. Now tell your biggest competitor that your selling. Let your vendors know you may not be around in two months. Let all your customers know too, just so they can plan to buy from someone else. If anyone makes an offer now, can you assure him that business will continue? He'll have no employees, pay double for products from vendors, no customers, and the competition is talking bad about you. When he pulls his offer, the owner will still be you!!Get educated about selling your business. Confidentiality is key. Ben Hargis, VR Business Brokers. ben@vrpro.com
