Latest Full Months Statistics for Danville CA Homes (including Blackhawk and Diablo) At the time of writing (March 8th, 2011) there were 174 detached single family homes for sale in Danville CA (25 more than last month) and 42 condos and townhomes etc., not much change there. So there is still around 3 months supply of homes on the market. Danville CA real estate has been encouragingly stable for a few months now. But although it is stable, there is still insufficient supply to meet the demand. The most desirable homes that come on the market are seeing incredible (0 comments)

Latest Full Months Statistics for San Ramon Homes Source: MAX Contra Costa/Alameda MLS) At the time of writing (March 8th, 2011), there were 126 detached single family homes for sale in San Ramon, CA (about the same as a month ago) and 79 condos and town homes etc. (an increase of almost 50% on last month). We generally see more new listings coming on in February and March, so the condo figures are not really as dramatic as they sound but there is a real shortage of single family detached homes for sale in San Ramon. Danville CA Real Estate Market Watch Latest Full Months Statistics for Danville CA Homes (including Blackhawk and Diablo) At the time of writing (February 1st, 2011) there were 147 detached single family homes for sale in Danville CA and 40 condos and townhomes etc., This is virtually the same as last month at this time and represents around 3 months supply of homes of all types and would be generally considered a sellers' market by traditional standards. Now, at least in the single family home market, we are starting to see slightly increased prices. This is probably related to the large numbers (0 comments)

The San Ramon Real Estate Market Latest Full Months Statistics for San Ramon Homes(Source: MAX Contra Costa/Alameda MLS) At the time of writing (February 1st, 2011), there were 127 detached single family homes for sale in San Ramon, CA (about 15% more than a month ago) and 56 condos and town homes etc. (just a few more than last month). This is a fairly typical pattern. We generally see slightly increased numbers of new listings in January, with somewhat higher numbers in February. Latest Full Months Statistics for Danville CA Homes (including Blackhawk and Diablo) At the time of writing (January 11th, 2011) there were 142 detached single family homes for sale in Danville CA and 45 condos and townhomes etc., This represents around 3 months supply of homes of all types and would be generally considered a sellers' market by traditional standards. Why then, if this is the case, are we not seeing rising prices? The answer relates to appraised value. Regardless of what price a buyer is willing to pay for a home, if recent comparable sales do not support that (0 comments)

The San Ramon Real Estate Market Latest Full Months Statistics for San Ramon Homes (Source: MAX Contra Costa/Alameda MLS) At the time of writing (January 11th, 2011), there were 113 detached single family homes for sale in San Ramon, CA (about 25% less than a month ago) and 80 condos and town homes etc. (again, about 25% less than December). Taking seasonal variances into consideration, this is perhaps to be expected. There is an old Chinese curse that says "May you live in interesting times" and it certainly seems that the past few years have been interesting in terms of Real Estate values. But are things getting better or worse? Let's take a look. We entered 2010 with mortgage interest rates around 5.5%. Now they are closer to 5% but they fell to levels around 4.25% during the year. Still 5% is pretty good, so there are grounds for some optimism there. Now lets see if we can expand that to changes in San Ramon Valley home values through the year. If (0 comments)
