Buyers and sellers are still asking me if the real estate market has bottomed out and if prices are going to rise any time soon. In view of the contradictory reports you read in the national press, this is not surprising. One week we are in recovery mode, the next week we see predictions of a "double-dip".

At the time of writing (March 8th, 2011) there were 174 detached single family homes for sale in Danville CA (25 more than last month) and 42 condos and townhomes etc., not much change there. So there is still around 3 months supply of homes on the market. Danville CA real estate has been encouragingly stable for a few months now.

When I first got in to the real estate business in the San Ramon Valley (in the San Francisco East Bay) around 10 years ago, it was common practice for agents to give their buyers a "Closing Gift" when the transaction closed. Sometimes a $50 or $100 Home Depot voucher, sometimes something a little more personal - perhaps a framed photo of their new home. Gift baskets and bottles of Champagne were others.
Now it seems that this practice is dying out. Sure, the older hands who have been in the biz for years still do it but I don't see it … (7 comments)

I just carried out an analysis of real estate activity in San Ramon (using Clarus Market Metrics of course - what a great tool!). I was just considering detached single family homes. The results were encouraging to say the least.
We have seen an increase in median sales price for 3 straight months now. And in numbers of sales agreed for 4 straight months. These are not just small increases and this is despite the fact that we are seeing increasing numbers of home for sale. The inventory is being taken up faster than new homes are listed.
