calgary: Looking for a Home in Calgary Walking Distance to Schools? - 06/04/15 05:46 AM
I just posted a note to my social media networks that went like this:
Looking for a home in Calgary in time to register the kids for school?
I can help you find Your Home in Calgary http://www.yourhomeincalgary.com/

To which one of my clients replied:  And areas that kids don't need to be bussed!

So, So, True!!   Calgary has been growing so much over the past 15 years, that the schools are having a hard time keeping up with the demand from all the new communities.  I find that when working with my buyer clients, they are often challenged with the decision of … (1 comments)

calgary: Flooding Hits Hard for Residents of Calgary and Southern Alberta - 06/21/13 07:47 PM
Today has been the most unusual, and shocking day I've ever spent living in Calgary, Alberta.
I woke up, just like any other day, bright and early.  I got ready for work and headed out to the car.  The first words I heard on the radio, as I pulled out into the driveway were from our Mayor, Naheed Nenshi, warning everyone to stay home.  "Stay away from down town Calgary," he said.
What?
I shifted out of reverse, drove right back into the garage, turned the car off, went in the house and turned CBC News on the radio and CTV … (0 comments)

calgary: Lake Sundance Real Estate Market Report - Fall 2012 - 12/20/12 06:04 AM
When it comes to figuring out what price your home should sell for, the key, is understanding what is going on in your local market.  I don’t just mean just keeping up with media reports on average sale prices for homes in Canada, Alberta, or even Calgary.  When I say local… I mean “Hyper-local.”
A good place to start, is with your neighbourhood…
Here’s a look at what’s been happening in the community of Sundance:
From September 1, 2012 – December 20, 2012 32 homes sold in Lake Sundance.  We’re used to media reports on average sale prices.  The average … (2 comments)

calgary: Lovely 2 Bedroom Condo in the community of Acadia in Calgary Alberta - 06/28/12 04:36 PM
As I drove down Heritage Drive and turned the corner onto Fairmount Drive to meet my client to list his condo for sale, I was struck by just how conveniently located it was.  Heritage Drive is a well-used conduit in Calgary that effectively links McLeod Trail, a main North to South artery in Calgary to shopping and restaurants in Deerfoot Meadows, and provides access to Deerfoot Trail.  Exiting the City of Calgary to the North and South of town, Deerfoot Trail becomes Highway #2 or the Queen E II as it’s also known. For many, this major roadway is the key … (0 comments)

calgary: So You're Moving to Calgary... But to Which Neighbourhood? - 08/26/11 11:07 AM
If you’re considering moving to Calgary, this is the first of a series of blog postings to help you get to know the area.  I wanted to give you some information to give you an idea of just how big the city is, and the many opportunities available to suit your lifestyle…
One of the first things you’ll need to know when getting around Calgary, is that it’s divided into 4 quadrants: North West, North East, South West, and South East.  Having this knowledge to begin with, will save you a lot of hassle, especially when you’re searching for an address … (0 comments)

calgary: Voyage to Vulcan - Spock Comes Home - 04/23/10 03:26 AM
Almost 20 years ago, when I was working for a TV station in Lethbridge Alberta, we took part in the greatest Television Promotional Event on the Planet!
Back then the station was called 2&7 Lethbridge, and together with our sister station 2&7 Calgary, we put on an event to promote our on-air programming of Star Trek: the Next Generation called Voyage to Vulcan.
During the show, fans would call in for a chance to win their seat on the Voyage to Vulcan.  When the contest was complete, 6 or 7 bus loads of Star Trek fans were launched from Lethbridge and Calgary … (2 comments)

calgary: Spring Real Estate Market is Blooming in Lake Sundance Calgary - 04/22/10 08:02 AM
Spring has finally arrived in Sundance, a well established lake community in Calgary Alberta.  And with each new flower that emerges from the well cultivated flower beds, so does another house for sale sign.
Back at the turn of the decade, just over 3 1/2 months ago, I posted a real estate market report for Sundance in Calgary showing the number of sales for the year and active listings.  At the beginning of 2010, there were 14 active MLS listings in the community of Sundance.  Which is not surprising.  In this kind of neighbourhood, the turn over is fairly slow compared … (0 comments)

Well it's beginning of March, and the spring real estate market in Calgary is already kicking into high gear.  This is the perfect time to take a peek at what's been happening in Lake Sundance home sales.
Last month, according to statistics of MLS listings courtesy of the Calgary Real Estate Board, 10 homes sold in Sundance.  All of the homes that sold in February were single family homes, and of those, 9 were detached houses, and one is an attached home.  The average sale price in the Calgary community of Sundance for February was $586,640.  The median for homes sold … (1 comments)

calgary: 4 Things to Keep in Mind While You're Saving Up Your Down Payment for Your Home - 02/17/10 05:45 AM
Anyone who has been working toward building their savings to meet the minimum requirement for a down payment on a house in Canada dodged a bullet yesterday.
On February 16, 2010, Finance Minister, Jim Flaherty announced new rules concerning obtaining a mortgage for property, and refinancing property in Canada.  In case you haven't heard about the changes, here's a link to the story from CBC News.
The rule that wasn't changed, has many home-buyer hopefuls breathing a sigh of relief today.  To date, the minimum down payment required to obtain a mortgage for a home in Canada, has been %5 of … (1 comments)

I'll be hosting an open house Saturday and Sunday from 2 - 4:30pm at a lovely 2594 square ft 2 storey house, featuring 4 bedrooms, and a triple garage.  It's located in the whisper quiet cul de sac of Mt. calgary: The View is Great from McKenzie Lake Calgary Alberta - 02/04/10 05:09 AM
I was doing an open house a couple of weeks ago in the South East Calgary community of McKenzie Lake...
It was such a beautiful day for January, it reminded me of the bike rides we often take from Fish Creek Provincial Park along the Bow River up to the ridge in Lake McKenzie. The switchbacks up the hill provide a quick little challenge for any cyclist, but the reward at the top is definitely worth it.  In my opinion, there just isn't a better view in Calgary than the one from the ridge that runs along McKenzie Lake and Douglasdale … (6 comments)

calgary: Hockey Day in Canada - Skating on the Lake and the Flames are Winning! - 01/30/10 03:32 PM
What a way to top of Hockey Day in Canada... As I write, the Calgary Flames are winning over the Edmonton Oilers 5-1, and Calgary's own Paul Brandt is performing between periods.
To be honest, I'm not the greatest hockey fan, but there is just something about teaching your kids to skate and passing the puck down the ice that is so simply Canadian, you just can't help but get wrapped up in the nostalgia of it all.
We celebrated Hockey Day in Canada by inviting some good friends and their little ones over to do some skating on Lake Sundance.  The youngest of … (3 comments)

calgary: Home to Stay… in Lake Sundance – Calgary, Alberta - 01/12/10 07:31 AM

Last night as my husband and I were driving home, I was telling him about this really pretty spot over looking Fish Creek Provincial Park that I found last fall while walking the  dog.  We've lived around Fish Creek Park for over 10 years, but this past year we moved to Lake Sundance, and we're seeing another side of it.

It was then that we started talking about how we love the neighbourhood -- of course there's the lake, and all of the amazing winter and summer activities that come with having access to the lake.  We had a skating … (2 comments)

calgary: What Do You REALLY Want to Do with Your Money This Year? - 12/28/09 04:38 AM
As we get closer to New Years Eve, and the time that people start making resolutions that usually aren't kept, I put forward the question: What do You REALLY Want to Do with Your Money?
Do you want to save up a down payment for your first house?
Would you like to take the family on a great vacation?
Would you like to invest for your future?
Is there something important you'd like your kids to experience?
Would you like to be able to contribute to a specific cause or charity?
The reason I ask, is over the past couple of … (1 comments)

calgary: Negotiating for All its Worth -- How to Get What You Really Want - 10/10/09 05:03 AM
When you hire a Realtor, it goes without saying... You expect them to help you find your next home, or sell your last home.  A key factor in the service the Realtor provides is in Negotiation.  Whether your buying or selling, it helps to understand the Negotiation process.
Here are 5 Tips to keep in Mind:
1. Don't be insulted by a low offer or a low counter offer. It is natural that the potential buyers want to pay as little as possible.2. The members of each party should feel like winners in the end.3. Counter offers need to show movement by each party. … (4 comments)
