Reported by the Spokane Association of Realtors:The trend continues! For the seventh consecutive month closed residential sales have exceeded sales from the same month a year ago. 505 residential sales were reported closed in April, up 53% from April 2009. Sales forApril compared to last month are up 25.3%. The average sales price was $179,874 and the median sales price was $163,000.Year to date residential sales of single family homes on less than one acre and condos are up 33.3% over last year. real estate: Playing alot of Tug-o-War these days? - 03/08/10 02:33 AM
The tax credit crunch is on.
Buyers are writing offers.
Sellers are trying to hold what little ground they have.
Tug o War is on the rise and Realtors better have their best negotiating game face on.
The thing I am personally noticing is that even if the gap is not far, both parties are holding ground.
That middle place for putting a deal together is often quite narrow. So what can we do?

The Homebuyer tax credit is having an impact. Closed sales on single family homes on less than one acreincluding condos are up 86.9% from the anemic November figures of last year . This November there were 471closed sales reported compared to 252 for the same month last year. Average sales price for November was$177,068 and the median sales price was $159,900.Year to date sales are improving with sales through November totaling 4,308 down 6.9% from last year’s figureswhen 4,626 sales were reported through November. The real estate business is a bridge building business. In these troubled times, I am even more aware that folks need reassurance, and help with trustworthy advisors. I love being the bridge. Many people have increased stresses right now, with things tightening up on the financial front for most of us.
Developing trust, confidentiality, and being a true advocate are all bridge building skills. Being an advocate, a confidant, and advisor of people in their real estate dealings is a serious matter. I take pride in knowing I am engaging with people on such a meaningful venture!
