spokane homes: Understanding Spokane WA Neighborhoods - 11/14/12 08:06 AM
As a life long resident of Spokane WA, I have lived in nearly every area of this city. When relocating to Spokane WA I can only imagine what it would be like to try and decide which neighborhoods in Spokane would be best for you.
First of all, believe it ot not, as Realtor's we are unable to offer " opinions" about neighborhoods, or appear to be suggesting one area over another. This is a clear violation of our code of ethics. It would appear that we are saying one part of town is " better" than the other. So, I … (1 comments)

spokane homes: Fishing for a BUYER? Maybe it's time to change your BAIT! - 04/12/12 12:37 AM
You would think with prices "down" and interest rates as low as they have been since Leave it to Beaver, that people would be lining up to buy homes.
Well, here is some good news. There is a slow and steady shift in the Spokane Real Estate Market trends that is telling of the market becoming healthier.
However, there are still homes all over the nation that have been listed for a prolonged period, and sellers in waiting.
For nearly 10 years, I have  represented both buyers and sellers in Spokane WA. and the surrounding areas of the Spokane Valley, North Spokane, … (5 comments)

spokane homes: 2011 Spokane Real Estate Statistics Year End - 01/13/12 02:05 PM
2011 Spokane Real Estate Statistics Year End
2011 was an unusual year for many Spokane area Realtor's. Being in the trenches, I see a variety of attitudes and outcomes.
There was a total of 8701 homes listed for sale (represents Residential homes in Spokane under 1 acre) and a total of 4020 closed respectively.
The average sales price was 167,665 (down from 183,483 in 2010)and the median price was 154,900 (down from 167,665 in 2010 end).
This reflects a 5.1% decrease in value for median homes..
Interest rates were at a historical low average at 4.42%. This had less effect on … (0 comments)

spokane homes: Languish Anguish...kiss stale listings GOODBYE! - 10/28/10 03:36 AM
As Real Estate professionals- there IS something we can do to help this market move along quicker than it is currently. Are you currently working with UNMOTIVATED SELLERS? If so... you may be part of the PROBLEM rather than the SOLUTION.
I suggest having a meeting with all of your sellers and taking their pulse on motivation. If they don't care whether or not their home sells: RUN THE OTHER WAY!
We are confusing and frustrating ready, able and willing BUYERS by the gross overage of over-priced homes on the market. BUYER'S ARE THE KEY TO UNLOCK THE DOOR OF THIS … (2 comments)

spokane homes: Spokane Wa Market Report for June 2010! - 07/10/10 03:48 AM
Each month I post the Spokane Association of Realtor monthly report for Spokane Wa. These statistics reflect sales for residential properties on one acre or less.
As for myself, this has been a steady year. Not too crazy busy, and not too slow. I am particularly curious how sales will continue and compare now that the tax credit's are behind us.  However, there are still some tax credits that apply for active military personnel. Ask your accountant or Realtor for details!
Spokane Wa real estate is alive and well and has proven to be one of the more stable markets in … (0 comments)

spokane homes: Spokane Homes Sales rise for 8th consecutive month! - 06/10/10 07:48 AM
Spokane Homes Sales rise for 8th consecutive month!
Spokane Home Sales rose for the 8th consecutive month when compared to the same month last year. (2009)
In May 2010 sales were up almost 33% !
I am hoping this trend continues, because the INTEREST RATES ARE FANTASTIC!
Home prices are stabalizing, and even though the first time home buyers tax credit is a thing of the past, Spokane real estate has proven to be a good investment in most cases.

spokane homes: Move up, Move Over, Move on, Move in! - 01/07/10 03:44 AM
Is your market MOVING?
The 8000$ First time Home Buyers Tax Credit has created a significant amount of movement in my business.
Now I am stoked about the 6500$ tax credit for many sellers and buyers, who will create double transactions for hopefully an even bigger boost for the housing market 2010.
With the potential for rising interest rates, this sounds like a sales pitch- but this REALLY MAY be the best time in awhile to sell and buy real estate. Some people will balk, some will wait, some will take the plunge- and time will tell.
The main thing is … (2 comments)
