The MAY 2023 stats are OUT for Spokane real estate! This month and next are the most telling for how and when the market took its turn when rates increased. May 2023 median home prices are down 8.4% from May 2022. They declined more than that, but have been making a recovery. If you are waiting to buy, one thing to consider is that when/if rates go "down" the floodgates of buyers on the sidelines will create more bidding wars, and higher prices, and $ over list price, so buying now could be wise! (You can refinance IF rates come down)

The Spokane WA statistics are out for Dec. 2022 and they tell a vivid story.For the first time in a few years, prices are lower in Dec. 2022 than they were in Dec. 2021. The over escalation of home prices in popular areas, like Spokane is settling into a more normal range. The 2021 Spokane WA real estate market has been "hot and bothered " depending on what your goals were. Sellers seem to be in the drivers seat, however buyers agents are getting so creative that it has made a real difference in how offers are chosen.

Greetings from Spokane WA.
The market statistics in September, reflecting back on Aug. 2021 shows the historically enormous % of our average home price as up by 27.4% over Aug. 2020.
The demand is just far too much for the available supply of homes.
I am seeing less offers per listing, reflecting the fact that more buyers tend to be out in the Spring. When people ask " how is the market?" it is important to note that each price range could vary on answers, so digging a little deeper on the neighborhood, price range is key.

Hi ! It's BethAnn in Spokane with an update on the state of the local Spokane WA Real Estate market. This report reflects last months data, March of 2021.
There is no word strong enough to describe the crisis low inventory. The number of homes for sale is less than 15% of what we need to meet the demand. 209 Homes on the market in March? We could sell 2000!

Hey, it's "BethAnn in Spokane" with the latest Spokane Wa. June 2019 Real Estate Statistics!
Closed sales are down 13.1% when compared to May of 2018. Clearly, the lower inventory (number of homes for sale ) is a factor here. Buyers are having a challenge finding homes, especially under 300K , and often have to be patient.
Both average and median home prices are up over 10% from last year at this time. We seem to have a very steady influx of out of town people moving into the area, and this seems to a be a trend that will continue based on interest in … (3 comments)

Defining Questions When Looking for Home are as important to the Buyer as they are their Realtor.
If you take just a little time to prepare well and answer some important questions, your process will be much smoother and more satisfying when looking for a home. Seeing " more " homes is not necessarily as good as seeing less of the right homes. In fact, in my experience it is critical to carefully weigh many defining questions prior to looking at someones private home.

Well I guess " March Madness " is a good way to describe the Market. Not because it is super crazy mad busy, but because there are many buyers ready to buy, and not enough homes for sale! I love a good mini trip! There is so much to do close by when you live here in Spokane, Wa.
Here are a few of my favorite day trips and mini trips from Spokane, Wa.
1. Just an hour and a half from Spokane, lies the amazing little town of SANDPOINT, IDAHO. Sometimes we go for the day, and sometimes we stay for a week! The shopping and resteraunts are great. The natural beauty is breathtaking. The public city beach is amazing!
