The MAY 2023 stats are OUT for Spokane real estate! This month and next are the most telling for how and when the market took its turn when rates increased. May 2023 median home prices are down 8.4% from May 2022. They declined more than that, but have been making a recovery. If you are waiting to buy, one thing to consider is that when/if rates go "down" the floodgates of buyers on the sidelines will create more bidding wars, and higher prices, and $ over list price, so buying now could be wise! (You can refinance IF rates come down)

The over escalation of home prices in popular areas, like Spokane is settling into a more normal range. Greetings from Spokane! The Spokane, Wa. real estate market statistics are out for July 2022 (reflecting June 2022 over June of 2021 )
The market has shifted, somewhat abruptly - do to the increase in interest rates.
There are more than twice the homes on the market as there was last year at this time, which is great news for buyers, and far less compeition! While many buyers are in "feeze" mode, one suggestions I have is, if it is truly the right time for you to buy a house, you can most likely refinance in the future.

The 2021 Spokane WA real estate market has been "hot and bothered " depending on what your goals were. Sellers seem to be in the drivers seat, however buyers agents are getting so creative that it has made a real difference in how offers are chosen.

The market statistics in September, reflecting back on Aug. 2021 shows the historically enormous % of our average home price as up by 27.4% over Aug. 2020.
The demand is just far too much for the available supply of homes.
I am seeing less offers per listing, reflecting the fact that more buyers tend to be out in the Spring. When people ask " how is the market?" it is important to note that each price range could vary on answers, so digging a little deeper on the neighborhood, price range is key.

The Spokane WA. market statistics are out for January 2020. Each month they come out for the prior month, and I usually post the entire year over year numbers, however I chose to use the Jan. 2019 VS Jan. 2020 numbers in this article.

Below you will find the year end (2019 ) statistics for our market here in Spokane.
What seems to stand out the most, besides the above normal annual appreciation, is the lack of inventory ( number of homes for sale ). We have LESS THAN a one month supply of homes. ouch. This is one factor that is driving prices upward, another is the extreme interest in our area, which has not slowed down.

Closed sales are down 13.1% when compared to May of 2018. Clearly, the lower inventory (number of homes for sale ) is a factor here. Buyers are having a challenge finding homes, especially under 300K , and often have to be patient.

As a lifelong resident of Spokane, WA. I would like to speak to the fact that Spokane WA is the number ONE city in the USA according to Realtor.com where the inbound/outbound ratio is the highest. What does this mean ? At the time of their study which was published (3/1/18) by Sabrina Speianu, Economic Analyst with realtor.com states:

TAKE A LOOK AT THE FACT THAT INVENTORY IS DOWN 14.5% THIS JULY COMPARED TO LAST JULY. That is very significant, and has made our market lean toward a definite " Sellers Market " due to less homes needed than what we need. It is most definitely a good time to consider selling your Spokane home.

2014 proved to be a healthy overall market in Spokane WA.
Closed sales ( overall number of closed transactions ) were up 5.6% over 2013. The average home price was up 2% overall from 182,595 in 2013 to 186,275 in 2014. The median home price was also up 2%. INVENORY ( Overall number of homes for sale ) was DOWN 11% for 2014- and still is to date, making it a great time to list your home for sale. The median sales price for the month was $147,000 and the average price was $156,121.

Is summer a good time to buy and sell homes?
With the changes in the market from late 07 till now (6/08) I am thinking now that people realize the world is still turning, this will be a great summer to buy and sell real estate. When you look at the big picture, interest rates are still at historical lows. People have gotten used to the fact that it is more of a buyers market, and things are evening out.
