spokane real estate market: June 2023 Spokane, WA real estate statistics! - 06/07/23 09:00 AM
The MAY 2023 stats are OUT for Spokane real estate! This month and next are the most telling for how and when the market took its turn when rates increased. May 2023 median home prices are down 8.4% from May 2022. They declined more than that, but have been making a recovery. If you are waiting to buy, one thing to consider is that when/if rates go "down" the floodgates of buyers on the sidelines will create more bidding wars, and higher prices, and $ over list price, so buying now could be wise! (You can refinance IF rates come down)

spokane real estate market: December 2022 Spokane WA Real Estate update - 01/06/23 09:44 AM
The Spokane WA statistics are out for Dec. 2022 and they tell a vivid story. For the first time in a few years, prices are lower in Dec. 2022 than they were in Dec. 2021. The over escalation of home prices in popular areas, like Spokane is settling into a more normal range. The increased interest rates are creating this ripple effect.Homes just last Spring were often on the market for just hours, and average days on market is now 31 days.Higher priced homes are taking considerably longer to sell, as the buyer pool is much smaller.127% more homes on the market … (2 comments)

spokane real estate market: Spokane WA real estate market update July 2022 - 07/06/22 12:49 PM
Greetings from Spokane! The Spokane, Wa. real estate market statistics are out for July 2022 (reflecting June 2022 over June of 2021 )
The market has shifted, somewhat abruptly - do to the increase in interest rates.
There are more than twice the homes on the market as there was last year at this time, which is great news for buyers, and far less compeition! While many buyers are in "feeze" mode, one suggestions I have is, if it is truly the right time for you to buy a house, you can most likely refinance in the future.

spokane real estate market: May 2022 Spokane WA Real Estate Market Report! - 05/06/22 10:37 AM
May 2022 Spokane Real Estate Market stats are out ! Reflecting back on April of 2022, there is much to note about the market shifting . Yes , interest rates are going up a bit , and this will begin to have an effect to slow down the abnormally dramatic increase in home prices we have experienced in the past two years .Here are a few things to note : homes sold last month for an average of 5 % OVER the list price , and in just 4 days … if there was EVER a great time to sell your … (2 comments)

spokane real estate market: December 2021 Spokane WA Real Estate report - 12/14/21 07:46 AM
Greetings from Spokane WA - from "BethAnn in Spokane"
The 2021 Spokane WA real estate market has been "hot and bothered " depending on what your goals were. Sellers seem to be in the drivers seat, however buyers  agents are getting so creative that it has made a real difference in how offers are chosen.
Realtor.com has predicted that Spokane WA will be the third hottest real estate market in 2022!   https://www.realtor.com/news/trends/competition-fierce-for-2022-top-10-housing-markets/  I had a record year in 2021, and I am ready for whatever 2022 has to bring.
I believe that regardless of the increase in value over the past year (24%) , … (2 comments)

spokane real estate market: September 2021 Spokane WA Real Estate - 09/19/21 07:49 AM
Greetings from Spokane WA.
The market statistics in September, reflecting back on Aug. 2021 shows the historically enormous % of our average home price as up by 27.4%  over Aug. 2020.
The demand is just far too much for the available supply of homes.
I am seeing less offers per listing, reflecting the fact that more buyers tend to be out in the Spring. When people ask " how is the market?" it is important to note that each price range could vary on answers, so digging a little deeper on the neighborhood, price range is key.
The Spokane area continues to get a lot … (0 comments)

spokane real estate market: Spokane WA Real Estate Market Report Feb. 2020 - 02/08/20 08:19 AM
Spokane WA Real Estate Market Report Feb. 2020 ( reflecting last months numbers )
The Spokane WA. market statistics are out for January 2020.  Each month they come out for the prior month, and I usually post the entire year over year numbers, however I chose to use the Jan. 2019 VS Jan. 2020 numbers in this article.
More homes were closed in Jan. 2020 than the prior year by 18%. I am hoping this is telling for whats to come! Because our inventory ( number of homes for sale ) has been SO tight the past few years I was happy to see … (1 comments)

spokane real estate market: 2019 Spokane, WA Real Estate Market Overview - 01/21/20 02:19 PM
2019 Spokane, WA.  Real Estate Market Overview, by BethAnn Long RE/MAX Inland Empire in Spokane Wa.
Below you will find the year end (2019 ) statistics for our market here in Spokane.
What seems to stand out the most, besides the above normal annual appreciation, is the lack of inventory ( number of homes for sale ). We have LESS THAN a one month supply of homes. ouch. This is one factor that is driving prices upward, another is the extreme interest in our area, which has not slowed down.
As a life long resident of Spokane, and Realtor with 17 years of experience, I … (1 comments)

spokane real estate market: Spokane Wa. June ( for May ) 2019 Real Estate Statistics - 06/10/19 05:16 PM
Hey, it's "BethAnn in Spokane" with the latest Spokane Wa. June 2019 Real Estate Statistics!
Closed sales are down 13.1% when compared to May of 2018. Clearly, the lower inventory (number of homes for sale ) is a factor here. Buyers are having a challenge finding homes, especially under 300K , and often have to be patient.
Both average and median home prices are up over 10% from last year at this time. We seem to have a very steady influx of  out of town people moving into the area, and this seems to a be a trend that will continue based on interest in … (3 comments)

spokane real estate market: Spokane WA 2018 Real Estate Year end Review - 01/26/19 12:47 PM
Spokane WA 2018 Real Estate Year end Review , By BethAnn Long, REALTOR w/ RE/MAX Inland Empire .
2018 was an epic year for me in Spokane Real Estate.  I worked with exactly half sellers and half buyers throughout the year, making it a great balance. When the dust settled the numbers showed that I was in the top 1% of all individual Spokane Realtors for 2018, which was an honor. I enjoyed working with several people relocating to Spokane WA, as well as family and friends !

spokane real estate market: Spring 2018 Spokane, Wa. Real Estate Market Update - 04/21/18 08:31 AM
Greetings from Spokane WA!
Attached is the one page market snapshot for April 2018.
The Spring 2018 Spokane, Wa. Real Estate Market update is fast moving, with very low inventory
( number of available homes for sale ) at 19.7% less homes for sale than last year at this time. We are really feeling this while working with buyers.
This makes it an optimal  time to sell your home in the Spokane area, because the buyers are poised and ready.
I have the privilege of working 50/50 with both people selling their home, and with buyers. The balance keeps me in tune with what is happening behind … (2 comments)

spokane real estate market: Why are people are Relocating to Spokane WA ? - 03/25/18 04:33 PM
Why are people are Relocating to Spokane WA?
As a lifelong resident of Spokane, WA. I would like to speak to the fact that Spokane WA is the number ONE city in the USA according to Realtor.com where the inbound/outbound ratio is the highest. What does this mean ? At the time of their study which was published (3/1/18)  by Sabrina Speianu, Economic Analyst with realtor.com states:
"In Q4 of 2017, Spokane had a very high ratio (2.8), which means it received 2.8 times more views from residents of other metros looking at Spokane properties compared to Spokane residents looking at properties in … (1 comments)

spokane real estate market: Summer 2015 Market Update, Spokane WA - 08/15/15 11:05 AM
The Market in Spokane has been healthy and steady. Not only is the weather HOT, The Real Estate Market is heating up as well
Here are the latest stats ( July 2015 )
TAKE A LOOK AT THE FACT THAT INVENTORY IS DOWN 14.5% THIS JULY COMPARED TO LAST JULY. That is very significant, and has made our market lean toward a definite " Sellers Market " due to less homes needed than what we need. It is most definitely a good time to consider selling your Spokane home.
I have enjoyed working with some fabulous folks thus far in 2015. I hope you are … (1 comments)

spokane real estate market: Summer time...and the living is easy... - 06/12/08 01:58 PM
SUMMER and Real Estate
Is summer a good time to buy and sell homes?
With the changes in the market from late 07 till now (6/08) I am thinking now that people realize the world is still turning, this will be a great summer to buy and sell real estate. When you look at the big picture, interest rates are still at historical lows. People have gotten used to the fact that it is more of a buyers market, and things are evening out. Lets face it, how many other investments can you live in?

First and foremost, summer is … (1 comments)
