The MAY 2023 stats are OUT for Spokane real estate! This month and next are the most telling for how and when the market took its turn when rates increased. May 2023 median home prices are down 8.4% from May 2022. They declined more than that, but have been making a recovery. If you are waiting to buy, one thing to consider is that when/if rates go "down" the floodgates of buyers on the sidelines will create more bidding wars, and higher prices, and $ over list price, so buying now could be wise! The Spokane, Wa. real estate market statistics are out for July 2022 (reflecting June 2022 over June of 2021 ) The market has shifted, somewhat abruptly - do to the increase in interest rates. There are more than twice the homes on the market as there was last year at this time, which is great news for buyers, and far less compeition! Clearly, the lower inventory (number of homes for sale ) is a factor here. Buyers are having a challenge finding homes, especially under 300K , and often have to be patient. Spokane WA 2014 Real Estate Re-Cap 2014 proved to be a healthy overall market in Spokane WA. Closed sales ( overall number of closed transactions ) were up 5.6% over 2013. The average home price was up 2% overall from 182,595 in 2013 to 186,275 in 2014. The median home price was also up 2%. INVENORY ( Overall number of homes for sale ) was DOWN 11% for 2014- and still is to date, making it a great time to list your home for sale.
