austin: Austin's Downtown Condos are selling fast, as our local real estate market picks up in 2012! - 05/09/12 08:20 AM
The downtown condo market was pretty flat last year, but that is changing in 2012. What was a lackluster winter sales period is now a surging market. There were 17 more downtown condos sold in March 2012. The prices are remaining strong with buyer demand rising. These sales were in the following properties: The Austonian, The Four Seasons Residences, The Spring and The W. While many of these projects started back in 2009, many have only recently completed units for residential use.
The W, the Four Seasons and the Austionian are considered to be ultra high end "Luxury" condo projects. These properties … (2 comments)

austin: Adopting A Dog? Read THE CHOSEN PUPPY First - 04/18/12 03:27 AM
I thought this post worthy of re-blogging. My associate Marie has the right idea. Give a worthy dog a forever home and know before you go to adopt. Make sure the breed is a good fit for your family. Every breed is different and has certain stereotypes that often ring true. If you are a high energy person get an energetic dog, if your a couch potato get a senior or less active dog. There is a dog for everyone! I have had three rescue/adopted dogs (so far) and I will never go to a breeder again.

austin: Whats new with the roads in south Austin? FM 1626 Road update for 2012. - 03/19/12 01:50 AM
Living in south Austin I am personally affected by the condition of the local roads in our neighborhood. There have been many who have lobbied to get Brodie Lane widened to relieve the congestion created by all the new neighborhoods in Buda and Kyle using Brodie Lane to get into Austin. Sadly this project keeps getting delayed, they say its due to lack of funds. The land for the project was actually purchased back in the late 1990's, but they claim there are no funds available to complete this project. Karen Huber ran on a platform that promised this project would be completed. … (2 comments)

austin: Everyone needs a home. Nature is no exception. Househunting is a spring event. - 02/07/12 02:52 AM
Today as I sipped my morning coffee on the back deck I heard lots of singing birds. Now this is not strange as I have several bird feeders and bird houses in my half acre yard. For five years I have had a family of Wrens that set up housekeeping on the backside of my temperature gage on the pack porch. What I did not expect was to be able to watch a pair of Carolina Wrens house hunting. One of the birdhouses that has been in my yard for ten years was under scrutiny. One of the Wrens was perched on the … (4 comments)

austin: Whats happening with Austin roads in 2012. Toll roads increase and Mopac is slated to get express lanes in 2012. - 02/02/12 03:51 AM
Living in Austin is a challenge getting around because so many people have moved here over the last 10-20 years and our roads are not handling the increased usage very well. So we have several road projects in the works for 2012. Many of these projects are slated to be completed this year, which will add more miles to our local roads since 2007 when the first toll roads were completed.
The Y at Oak Hill- This does not appear to be a Toll road yet, and this project has begun the preliminary work for the eventual expansion from two lanes … (0 comments)

austin: HOMEBUYERS 101-Why does the Listing Price Per Square foot matter? Why is it not the same as the Sold PPSF? Which number is more important? - 01/23/12 05:37 AM
As a Realtor I see homes every day, and the listing prices don't really register with me the way the price per square foot does. Sadly many home buyers don't know the difference. So I want to help home buyers be more informed. I always say "An educated buyer is an easy buyer to work with." So here are the basics about square foot prices.
Lets look at two homes in neighborhood X. We will assume they were built within a few years of each other and have similar level of finish out and similar sized lots. Both homes are priced at $300K, … (2 comments)

austin: Austin's newest fine dining Indian restuarant, Pakwan just opened and is located at 3601 W. William Cannon - 01/21/12 04:17 AM
Being a "foodie" living in Austin we have tried to check out most of the new restaurants in Austin. The newest Indian cafe is Pakwan Indian Restaurant and Bar. Its located in south Austin and I was shocked to find it in a strip mall. This establishment is very classy inside with beautiful crystal chandeliers, gold leaf finishes on the walls, real candles, double cloth table cloths and very attentive service.
The food was delicious, and the waiter even gave us a complementary appetizer. We has the Lamb Saag, Tandoori Chicken, Veggie Samosas, Meat Samosas, Naan and Guleb Jaman for desert. Everything was perfect … (4 comments)

austin: How Much Home Can the Austin Home Buyer Afford? - 01/06/12 01:58 AM
My friend Garreth Wilcock wrote a good piece on how to determine what home buyers can afford. Its a nice short read, but gives insight on how to figure out what price home you can afford. Thanks Garreth!
While writing about the Affordability Gap for homes at Mueller Austin Texas, I realized it would be a good idea to recap on how much home a buyer can afford and relate this to the Austin Median Family Income (MFI).
MFI is measured by metropolitan area by the Department of Housing and Urban Development. In Austin in 2011, the median family income for … (4 comments)
