new homes: Tarrytown recent home sales and average price per square foot - 07/06/17 01:57 PM
Austin has several wonderful neighborhoods in the central part of town. One of my favorites is Tarrytown. The schools in this area also have a great reputation. You may determine this for yourself by visiting www.GreatSchools.com  or www.SchoolMatters.org.  There are numerous fantastic dining options and even some great shopping in the smaller boutiques. This neighborhood is primarily comprised of homes built in the 1920's to 1950's. However due to the age of some homes there has been a recent influx of new construction when the original homes are in too poor of a condition to simply remodel. Builders buy these "Scrapers" … (3 comments)

new homes: How Much Home Can the Austin Home Buyer Afford? - 01/06/12 01:58 AM
My friend Garreth Wilcock wrote a good piece on how to determine what home buyers can afford. Its a nice short read, but gives insight on how to figure out what price home you can afford. Thanks Garreth!
While writing about the Affordability Gap for homes at Mueller Austin Texas, I realized it would be a good idea to recap on how much home a buyer can afford and relate this to the Austin Median Family Income (MFI).
MFI is measured by metropolitan area by the Department of Housing and Urban Development. In Austin in 2011, the median family income for … (4 comments)

new homes: New Gabardine neighborhood just south of Shady Hollow-News from your Shady Hollow Resident Realtor! - 06/14/09 05:46 AM
The Shady Hollow neighborhood has had a loyal following of longtime fans. There has been no shortage of builders hoping to capitalize on that. The latest is a combined effort from Momark Development and Benchmark Development called The Gabardine.  Please note these homes are NOT in Shady Hollow and therefore are not allowed to use the Shady Hollow Home Owners Community Center or pools.
These builders have created a neighborhood of free standing ‘condo' homes unlike anything else in the area. These free standing condos each have a small yard with a white picket fence. The homes are two and three … (2 comments)

new homes: You have never seen a house like this before!! - 01/19/09 05:40 AM
Check out the latest in disaster zone housing. It is called the "Universal World House" and was created by a Swiss company called The Wall AG. These homes are designed simply and are built out of corrugated PAPER!! Don't light a match anyone! The paper is actually a resin coated recycled cellulose, it resists water and being corrugated apparently gives it some level of insulation. The house has a bathroom and kitchen. The kitchen has a wall that swings out to allow fresh air to circulate and instantly increase the size of the house. The house is designed to accomodate eight people in … (12 comments)

new homes: One of the reasons lowball offers in Texas's large metro areas won't fly. - 01/06/09 10:02 AM
In the last year I have had more Relocation clients come to Austin to buy a reasonably priced home. They often come in with the idea that if its listed at $400K they can offer $300K or less because the national market is depressed. I try to help educate the newcomers that Austin is not Detroit and your not getting a birds-nest on the ground for a song. In fact with a seriously lowball offer you risk offending the Seller. Big deal, so you offend him, so what?!? So he may raise the price on you! I have seen it happen … (6 comments)

new homes: Surprisingly "Green" Luxury Builder in Austin - 09/21/08 06:14 AM
After touring several Toll Brothers communities, I made a surprising discovery. Toll Brothers is going GREEN! I must admit I was shocked, as they never struck me as being a very green company, high end yes, but not green. That is the way it used to be, but now they are riding the 'green' wave of the future. They are well known for being America's Luxury home builder, so this turn of events left me reeling!  My preconceived notions were dashed as I learned what Toll Brothers is now doing to be a better builder. Here are a few examples of what they are … (1 comments)
