As a twenty year Shady Hollow resident and Realtor I want to share the most recent sales stats in April 2012 for our neighborhood. Shady Hollow and Estates of Shady Hollow neighborhoods are comprised of homes built on larger than average lots between .39 and 1.75 acres. This means yards are typically large and often private backing to greenbelts, parks or Slaughter Creek. These homes were built between 1977 and 1999. The homes range in size from about 1600SF up to 3700SF. These homes normally have at least a 2 car garage, but many have a 3-4 car garage.

Living in south Austin I am personally affected by the condition of the local roads in our neighborhood. There have been many who have lobbied to get Brodie Lane widened to relieve the congestion created by all the new neighborhoods in Buda and Kyle using Brodie Lane to get into Austin. Sadly this project keeps getting delayed, they say its due to lack of funds. The land for the project was actually purchased back in the late 1990's, but they claim there are no funds available to complete this project. This comparable market analysis is exclusively for homes within Shady Hollow. This C.M.A.  is for all homes sold between October 1, 2009-December 16, 2009. These homes on the report all have at least .40 acre, at least 3 bedrooms and 2 bathrooms.
There are presently 6 homes for sale, 0 homes are Pending/Under Contract. There were 3 homes sold during this period with prices ranging from: Low $89.42 PSF, Average $100.61 PSF, and a High of $115.25 PSF. As a native Texan I have worn shorts on Christmas more often than not. However in Austin we do get some cold weather. Typically we get more freezing sleet and ice than real snow. So I am providing some tips to help you prepare for the upcoming in-climate weather.
Caulk around your windows and doors to seal up any gaps. This will prevent the warmed air from escaping and keep the cold air out of your home. Insulate you hot water heater. It is raining in Austin today. Thank heavens! This rain will help us greatly as we have been in an Extreme Level Drought for a few years now. Lake Travis is less than 50% full right now. So let it rain! As an avid organic gardener I was at a loss for what to do when it rains. So I found several seminars this weekend on how to plant specific times and how to prepare your garden. Yesterday I wrote a post about growing up in Clear Lake, a suburb of Houston Texas. We were 15 minutes from the beach and moments from several great seafood restaurants. However nothing from a restaurant compares to Nana'shome cooked shrimp casserole!
Ingredients:
1 chopped sweet yellow onion
1-2 cloves garlic diced
2 slices cubed bread
1 cup chopped bell pepper
1/4 cup milk
2-3 tablespoons real butter
2 pounds of shrimp
1 can Campbell's Cream of Mushroom soup
2 TBS fresh lemon juice

As a fifth generation Texan, I have deep ties to this great state. I love being a native Texan, and apparently with the influx of people moving here we may become an endangered species! LOL I want to share one of my favorite childhood memories with you. Growing up on the Gulf Coast was wonderful.
Sometimes on the weekends my grandparents would take us to go "crabbing". Nana would stop by "The Colenal's" and get a bucket of fried chicken for us to have for lunch. Then we would head for the marshy parts of Galveston to collect crabs.
