Acton Open Houses Need Staging (Not Upstaging)

Open houses are one of any agent’s most effective tools when it comes to selling houses. The 2011 National Association of Realtors® Profile of Home Buyers and Sellers found that 45% of buyers use open houses as a research tool when they are serious about buying a home.

Acton open houses can draw potential buyers, then effectively demonstrate not only an attractive physical living space – but a canvas that invites them to project their own ideal living situation onto it.

Nevertheless…be warned! Obvious, clichéd staging can have exactly the opposite … (1 comments)

acton ma: Foreign Buyers Snap Up Residential Real Estate - 06/27/12 08:22 PM
For quite a while, Acton MA residential real estate holders – that is, homeowners  – haven’t had to work very hard to come up with a description for the U.S. real estate market. ‘Lousy’ certainly came to mind. ‘Bleak’ was a strong contender. ‘Cautiously optimistic,’ at best a distant third.

So this month’s Wall Street Journal report came as a quiet reminder that, for serious-minded investors who view our situation from a less-involved perspective, our residential real estate outlook is neither lousy nor bleak. In fact, the combination of lower residential prices and the international currency environment has created a … (1 comments)

acton ma: Market Beginning to take off in Acton MA! - 01/29/11 08:41 AM
For the 3nd time in as many weeks, I have had to deal with disappointed buyers.  In each case we have looked at several properties, all of which have been on the market for between 60 and 180 days.  My clients have finally found a property that works for them, and when I contact the listing agent to talk about an offer I'm about to put in, I find out that they already have an accepted offer, or in one case 3 offers came in over 2 days after 120 days of sitting...  This isn't an issue of an agent not … (0 comments)

acton ma: Acton MA 2010 Real Estate Review - 12/30/10 06:42 AM
Every year it's interesting to take a look back to see how far we've come, and try to figure out where we are going next.. In real estate, looking ahead isn't always clear, but you can see some trends and get a sense of where we are.
In Acton, MA, the real estate market has been fairly steady.  In fact, some of the comparisons to 2009 are quite favorable, which I wasn't counting on.
In 2010, there were 185 sales of single family homes.  The average listing price for these homes was $588,092, and the average sale price $572,389. … (0 comments)

Parents often choose to relocate to Acton, MA because of the quality of education provided in Acton.  There are 5 elementary schools, each with it's own personality and teaching philosophy or style.  Acton, MA is unusual in that parents can have some input as to which school your child attends, if there is space available in the preferred school.  The Town provides school bus service for children throughout Acton to all of the elementary schools, so that the location of your home isn't a factor in where the child attends.

acton ma: Acton MA: seller's market? - 08/02/10 02:30 AM
For buyers coming into Acton, MA- many still think that as a buyer, they can name their price.  In the 400-600,000 price range there are now 39 homes on the market, 11 currently under agreement,  and in the past 6 months 44 have sold in this price range.  A week ago, two buyers I'm working with made offers on homes that had come on the market that week.  Both were in very good condition, and despite my encouragement to make full price offers, both buyers felt they were in the drivers seat, and both offers were turned down because they were outbid.  Hopefully these … (0 comments)
