I am always curious and forever running stats of past years vs current, as well as the amount of short sales, traditional sales and foreclosure sales for the homes that have sold. This is the only way of staying on top of the Culpeper market, or any other market. Since the beginning of Aug Culpeper has had 22 less closings this year vs the same time last year. Last year there was more inventory. I can't help but to think that if inventory levels were higher we would have experienced way more movement. The plus side of our market? Short Sales (0 comments)
After today, the phone calls will stop, your mail box won't be as full, the TV adds will no longer be hounding us, Facebook posts will change. Life will go back to somewhat of a normalcy. Today will determine the fate of our Country for the next four years. Realistically though, what our leaders do each day, has a ripple effect for years that proceed their decisions. November Culpeper County Market Reports Over the last month we have noticed a slight shift in the Culpeper market. The prominent price range is still the 200K-300K. The current inventory(homes active) at this price point for the entire county is 79. The problem being, between the short sales and some not being able to obtain finance because of condition, it is adding to our days on the market. Yes, the stats are the stats. But...a home that is regular sale and is move in ready, it is going to go under contract quick. The average over all sales price in the (0 comments)

This is what I love about our Culpeper Community! I learned of this event from Megan Revis Frederick, running for Culpeper Commonwealth's Attorney. She has such an amazing heart for this Community. When she was telling the story of Little Hunter, it was tear filled and sincere. She came to know of this story from one of our Culpeper County Board of Supervisors, Brad Rosenberger. Brad's grandson, Hunter was diagnosed with ulcerative colitis in June, the youngest person the University of Virginia Medical Center has ever diagnosed with this disease. Did you or someone you know purchase a home in 2009 under the First Time Home Buyer Tax credit? Thinking about selling and wondering, how will the tax credit effect me?
According to the IRS website guidelines: this is what they are saying. Repaying the Credit Q. When must I pay back the credit for the home I purchased in 2009? A. Generally, there is no requirement to pay back the credit for a principal residence purchased in 2009 or early 2010. When we moved to Culpeper county in 2005, we didn't know how small of a community it was. We chose to build a home here because of the proximity and housing prices. The country living and small town feel were an easy sale for us. While our home was being built we quickly realized there was a, as they call it here, "a good ol' boy network". Every home in our neighborhood had building code violations. Not thinking much of it at the time, while under construction, the builder bragged about his father being on the board that worked with the (0 comments)

Over the years we have run in to a few cases with our buyers. We just had another situation arise with one of our listings in Culpeper, VA. Home was purchased in May by my investor, went on the market as a "flip", contract received with a Sept settlement date. We were passed the 90 days but under writing was requiring a second appraisal, because it was less than six months. When questioned and upon further review, all they needed was a desk top review(AVM) and not an entire appraisal. It appears we have to be on our toes with guidelines. (6 comments)
Do you want to move, or do you have to move? There is a world of difference between "want to" and "have to". Want to, says, let's play with the market and see how much we can get, if the number is right, then we will move. Have to, says, putting the house on the market to sell, what is going to make that happen.

What is the process when you are thinking about a rent to own? We are receiving numerous phone calls with the question, "would the seller consider a rent to own?" My sellers have decided to give someone a great opportunity!!
There are pros and cons to this form of buying in the market place we are in right now. Pro: 1. you can adjust to home ownership slowly while building/repairing credit 2. keeps you out of the rental market 3. something to call your own
