solomons: JOINING the REAL ESTATE INDUSTRY - 07/08/11 11:22 AM
Is a huge commitment.  It is beyond being an entrepreneur, it is about helping people with the most important decision they can and will make in their lives.  In this economy and with the housing market still slowly promising to return to a moducrum normalcy, Agents have to be conscientious of how important and what their job involves. Its not just the marketing, and the showing of the property. It is the communication with both your buyer or seller and even better communication with your prospects on behalf of your client.  It is being educated not in one neighborhood or city … (4 comments)

solomons: MY FIRST NEGOTIATIONS FOR MY FIRST CLIENT!!! - 08/16/10 02:58 AM
My first client found a house that is a bank owned forecloure.  It requires very little work, but some work still.  This is the thing, I have been working with a group of REO realtors in which their process of doings things borders on the unethical and possibly shady.  THERE is the listing agent, the agent whose name is on the MRIS listing and then a mystery agent, which I know his name, but do not have a clear understanding as to what his role is on this transaction and then this mystery's agents assistant...which I wonder if she is a … (2 comments)

solomons: Working with A Buyer - 08/02/10 02:45 AM
Before I start my story, I must preface the tale with the fact that I AM NEW to the real estate business.  I have been taking baby steps getting into the business, so haven't really do to many tasks thus far in the business. I had my first open house two weekends ago and I have done a couple floor duties. Made calls and set appointments for my mentor realtor.  Almost showed some property to one of her clients, only for them to cancel on me.... So I can't even begin to tell you how excited I was when I heard … (4 comments)

solomons: MY FIRST OPEN HOUSE - 07/26/10 02:11 AM
I had my first open house this weekend. It was an experience to say the least.  My only hope is that I will have an opportunity to do another and it go smoother and perform better.  I am a very new agent and am kind of working as an assistant to an established agent until I can learn the ropes and earn my way to working on my own business base.  The agent that I am working with is absolutely awesome and has shown me so much and I feel blessed that she has helped me along.  She had a listing … (10 comments)

solomons: Elms Beach of Lexington Park Maryland is a Vacation Spot at Home! - 06/30/10 04:27 AM
One of the things I love about living in Calvert County and near St. Mary's County are the abundance of beaches, private and public.  I mean it is as if I am on vacation every day during the summer. After a long day of work, I get home change into my suit and walk to the neighborhood beach and enjoy a few hours of sun, sand and water.
A friend came down this weekend to visit and enjoy the Southern Maryland beaches with me and he discovered a beach I never heard of that is in Lexington Park Md.  Elms … (0 comments)

solomons: Bank of America is GOING to be PROACTIVE with Short Sales - 06/30/10 03:24 AM
I read an article this morning stating that some big banks especially Bank of America has decided to be proactive with short sales as opposed to reactive.  What does this mean to today's distressed homeowners?  Well for Bank of America funded mortgages what it means is shorter turn around time in closing on short sale properties.  Matt Vernon a Bank of America executive said that they realize that many homeowners can not take advantage of the HAMP (Home Affordable Modification Program) and sees the sheer volume of home owners going through the short sale process and its potential increase.  The severity … (4 comments)

solomons: FANNIE MAE SAYS YOU CAN'T EASILY WALK AWAY!!!! - 06/24/10 05:01 AM
Fannie Mae is putting a ban on foreclosures and stopping people from walking away, if they actually have the ability to make their mortgage payments.  Unfortunately too many people have taken advantage of a situation in which legitimately thousands are struggling and losing their homes.  Fannie Mae is setting up a policy where it isn't going to be easy walking from an upside down mortgage. How is this going to affect those who really have to walk away and can't afford to make payments on their upside down mortgages? How is this going to affect the loan modification process?
My understanding … (4 comments)

solomons: Is the Market Improving? - 06/22/10 01:29 AM
You know I am very new to this business and I have been reading blogs, e-newsletters and newspaper articles that I am going blind. And everyone has a differing opinion. Yes the market is improving...NO we still have a couple of years to dig out of this market, before it will become stable again. From initiatives, to extension of the $8,000 tax credit, the one thing any of us knows for sure is that our Government is trying to help our industry, homeowners and the economy.
Even the most experienced Agent with 20+ years of experience under their belt is unsure, … (1 comments)

solomons: First Steps of Looking For a HOME! - 06/17/10 03:48 PM
Okay this is not necessarily a professional point of view as much as it is just my experience and opinion.  I have owned two homes in my life time and I have rented from private parties two times.  When I looked for a home, the first time with my now ex-husband, he and I both had specific needs that had to be met.  We had a newborn baby and anticipated having more than one child. He was in the music industry, so he needed a space that he could create a studio out of and my want was a garage, fireplace … (1 comments)

solomons: LENDERS NOW REQUIRED TO REPULL CREDIT BEFORE CLOSING? TRUE! FANNIE MAE'S GRIP TIGHTENS - 06/13/10 11:07 PM

Lender Now Required to Repull Credit Before Closing – As of June 1, 2010, Fannie Mae has now made it a requirement for all lenders to Repull Credit before closing to ensure that the updated information matches the information initially taken on the loan application. The “Loan Quality Initiative” directs all lenders to re-underwrite the loan if material differences exist. For example, if a new credit report is pulled and, it is discovered that a new loan or debts exist; lenders will be required to re-underwrite the loan and take into account this new debt information. If the new debt … (4 comments)

solomons: Networking Secrets - 06/13/10 12:53 PM

We have all been there, spent hours each week going to networking events to come home with no new contacts and the feeling of "why did I waste my time on that event".  It takes more than jsut being a wall flower in a room full of potential customers. You have to work the room.
Show up early and ready to work with your pockets full of business cards Attend with a business associate and split the room, you will reach twice as many people and you can then share your contacts. Make sure that your 30 second commercial is … (1 comments)

solomons: Something to Consider When Relocating to Maryland!!!! - 06/12/10 12:18 AM
I found this great article that describes why southern Maryland has become the sought after place to relocate. Southern Maryland's unemployment rate is one of the Lowest in the State of Maryland and in comparison to the Nation worth considering when relocating....Reported by The Baynet:

Recent data indicated, as of April 2010, Charles, Calvert and St. Mary's County are tied for the third lowest unemployment rate in the state at 5.7 percent. Only Howard and Montgomery counties are lower.
Maryland's overall employment rate (6.9 percent) is significantly lower than the national 9.9 percent. Data shows that businesses have come and … (2 comments)
