Total sales for February of 7,249 represented a 12.3% increase from January.  At the present time, there are only 15,648 homes that are currently active on the market in Maricopa County, which has approximately 1.4 million homes.  This lack of supply is hurting the overall number of sales metric, but is helping the market in many other ways, which I will go over in this months report.

When looking at total sales, November sales of 7,146 continued the downward trend from the high of 11,125 in June.  Overall, November represented a 1.7% drop below October sales.  That being said, there were several promising signs in November, as you will see from this report.
ARMLS recently released the numbers for November/2011 in their monthly STAT Report, and the results are mixed.  Here is a breakdown of what happened in November in the Metro Phoenix Real Estate Market:

When looking at total sales, October ended up being somewhat of a dissapointment, with sales taking a 4.2% dip, ending up at 7,563.  This is almost 12% below the previous 11 month average of 8,552 sales/month.  That being said, there were several areas that improved in the past 30 days, as you will see from this report.

That's right, you know who I'm talking to.  You've taken a class from an "REO Guru" or have read blogs about the importance of doing BPO's in order to get REO Listings.  If you can show the lender that they are getting ripped off by the short sale listing agents, you will then get the REO listing by overpricing the BPO, thus forcing the home back to the bank, and you'll get the REO listing.  RIGHT?  Ummm, NO!
