As you will see in this Denver Real Estate Market Update for March, the Market was pretty much selling every home that was listed in February!  I would expect the inventory of homes to improve a little over the next few months as we enter what is traditionally a stronger listing period.  The bottom line is that inventory is king, and now is a great time to sell a home.  If you know anyone who may be thinking about selling, please let me know.

The Parker Fire District Board of Directors at their November meeting made a big decision that should results in the residentsof Parker seeing their property tax bill lowered.  The board cut the levy assessment by one mil at their November meeting. They were able to do so as a result of innovative budget cuts along with more than expected revenues.

The Market continues with one general theme:  Demand is stronger than Supply!  Inventory continues to be our biggest issue, as good homes are getting gobbled up by Buyers very quickly!
The Seller market got very sleepy in the 4th Quarter of 2013.  Sellers almost disappeared from listing their homes in the last 3 months of 2013!  That means we are due for a resurgent Seller market, and when that happens activity should increase dramatically.

By the numbers, the inventory of available homes for sale was 8,815 homes at November month end, 3,441 homes came onto the market, 3,607 homes were placed under contract, and 3,500 homes closed for a closed dollar volume of $1.1 Billion.  The holidays are here and 2014 is fast approaching.  Year over year comparisons continue to be UP.

Between now and the end of the year, the Denver real estate market will see fewer monthly transactions even while the market remains strong and vibrant.
Overall, the Denver homes market has a two month plus supply of homes available for sale at the current sales rate.  Single Family Residential homes have a 2.42 month supply and Condos have a 1.87 month supply.
Mortgage interest rates declined between 25 and 50 basis points in September and conventional and cash financing tops the list of financing options.

Wow!  The market data continues to amaze us, and shows the exuberance of a confident market. There’s still a strong demand to buy that is finally giving homeowners the option to sell again due to the year to date appreciation in prices!  Once again, the market sold virtually every new listing that came up in July!
