Overview
The big news is the trend lines are changing, and for the first time in over two years, housing inventory is actually increasing.  Notice the inventory graphs are heading back up (see graphs at end of article), and probably will for some time.  We are feeling that this is very healthy for our market as our buyers have more to look at and we are headed to a more balanced market for buyers and sellers.

The story continues to be a major lack of inventory!  In the second table below, look at how the average days on the market continues to fall, and more importantly, the Median Price has increased, in some cases more than 20%!

The theme for our latest update for February continues to be Inventory!  It’s hard to believe that our Single Family Homes Inventory is down another 30% from last year and 60% from 2011 at this time!  It’s encouraging to see average prices continue to firm up and increase.  These trends are making it more attractive for many Home Sellers to list their home now, and avoid more competition later in the customary home selling season of late spring and early summer.

Overview
Once again, the big story in the Denver Real Estate Market is lack of inventory of homes for sale!  We are looking at only 7,300 Single Family Homes currently on the market!  Inventory is down approximately 30% from a year ago, with Under Contracts and Solds up between 18-20% depending on the category of Single Family or Condos/Townhomes.   Showings were actually down in November 2012 from November 2011!  I attribute this more to lack of homes to show than lack of interest from buyers.  Buyer interest remains strong, … (2 comments)
