Denver-area home prices fared the best in a survey of 20 cities that was released December 29, 2009.  Home prices in Denver fell only 0.1 percent in October compared to a year ago.  From September to October in 2009, Denver prices decreased by 0.4 percent, which represented a two month dip following a rise in home prices the six months previous. Average Price - $218,010 - a 2.19% appreciation from the month before, the first time we've seen appreciation since June of '08.  But, it was a12.53% drop from February, 2008
Number of Sales - 2484, only a slight drop from January.  But, a 33% drop from February, 2008
Number of Listings - 20,069, compared iwth25,037 just one year ago.  This is good news, less inventory should help average price come up.
Another interesting statistic is the fallout rate or the percentage of homes under contract that didn't sell went from 24% last month to 35% this month.

As you can see by the chart below, the average price of a single family residence fell almost 14%.  But, look at the breakout.  Detached single family homes fell a little more that 16%, while condo, townhomes and patio homes only fell 8.46%.  The interesting thing that I am seeing, though, is that Parker, Aurora and Highland's Ranch saw an INCREASE in average price from November to December of 2008.  The Real Estate Market is definitely different from city to city and from neighborhood to neighborhood.  If you'd like an update on what direction your neighborhood is trending, just give me … (0 comments)

Yeah! The trend continues!  Denver Homes SOLD was up 11% over last year and active number of listings was DOWN 20% from October 2007 to October 2008.  We continue to move in the right direction with momentum.
