January 2014 boasted an increase in dollar volume and in the number of closed transactions within the Metro Denver real estate market.  The big story is limited inventory of homes for sale.  If you have been thinking of selling, now is the time.  Don’t wait until spring, when the number of homes for sale normally increases.  You will have less competition now.

The Parker Fire District Board of Directors at their November meeting made a big decision that should results in the residentsof Parker seeing their property tax bill lowered.  The board cut the levy assessment by one mil at their November meeting. They were able to do so as a result of innovative budget cuts along with more than expected revenues.

As the so called “Buying Season” comes to an end, there are a couple of things to pay attention to.  First, the graphs show a definite trend line for Inventory and Months of Inventory going up, and the number of Under Contracts and Closings going down!  Keep in mind, we almost always get a second wind to the market in the Fall “Buying Season”!

Once again the trends are confirming a greatly improved year for 2012 for the Denver Real Estate Market!  Some notable stats are shown below as we see Median Prices versus a year ago up by 9%, Average Number of Days on the Market down by 26% and Sold Units up by 19%.
