denver home sellers: METRO DENVER REAL ESTATE MARKET UPDATE JANUARY 2014 - 02/03/14 08:31 AM

Here is our latest Denver Real Estate Market Update with Year-End Totals.
The Market continues with one general theme:  Demand is stronger than Supply!  Inventory continues to be our biggest issue, as good homes are getting gobbled up by Buyers very quickly!
The Seller market got very sleepy in the 4th Quarter of 2013.  Sellers almost disappeared from listing their homes in the last 3 months of 2013!  That means we are due for a resurgent Seller market, and when that happens activity should increase dramatically.
Market Metrics:
By the numbers, the inventory of available homes for … (3 comments)

denver home sellers: METRO DENVER REAL ESTATE MARKET UPDATE MARCH 2013 - 03/28/13 02:44 AM

The Denver Real Estate Market is going into new territory with data we haven’t seen since 1985!  As you may know, we seem to be in a full Seller’s Market in most price ranges as inventory has continued to shrink.  Two reasons for the inventory issue: First, many sellers are still waiting for prices to get to a point where they have enough equity to consider selling again and can afford to buy another home.  Second, we have a unique time in the market where more homes went under contract in February than were newly listed!  Thus, our … (2 comments)

I thought this post by Tara-Nicholle Nelson for Trulia had some good tips and wanted to pass them along. -mb.
If you’re a film fan, you might have noticed a theme that I just discovered recently in movies that star movie star extraordinaire Denzel Washington. He tends to play roles at one extreme of the villain-hero spectrum or the other.
But when he’s on the hero end, he often uses his smarts and expertise to do things no other mere mortal could do, despite his personality flaws, addictions and lack of any superhuman powers:
In Man on Fire, he rescues … (2 comments)

The Denver housing market, like many in the country, is coming around with a vengeance. As some predicted, there are suddenly lots of people wanting to buy but still not a whole lot of available homes for sale.
This classic case of demand exceeding supply has many Denver home buyers making desperate moves to ensure that they get the home they want. Unfortunately, these actions generally end up creating more problems for both the buyer and the seller.
If you're planning to sell your Denver home, here are some scenarios that will start off looking great but could possibly leave you … (0 comments)

Market Overview:
Wow! What a first half to the year! Inventory has gone up a little to just over 9,000 Single Family Homes. With one month remaining in the prime home selling/home buying season, June’s Monthly and Year-To-Date real estate statistics for the Denver area show the continuing trend of historically low inventory of available homes, high buyer demand, low mortgage interest rates, and increased due diligence needed to complete a mortgage loan.  Denver continues to be one of the strongest home sales markets in the country.  Median prices have now increased for five months in a row!  … (0 comments)

denver home sellers: An Almost No-Work Garden For Your Denver Home - 07/16/12 12:35 PM
If you love gardens but aren't terribly fond of gardening, xeriscaping could be your answer. Xeriscaping goes by several other names including smart-scaping and native-plant landscaping, but whatever name you use it will save you time and money on the landscaping around your Denver home and dramatically lower your water bills.
This gardening technique uses plant species that are native to the existing environment and so don't require a whole lot of watering or much care in general.
For folks considering xeriscaping on their Denver property, here are some things to keep in mind.
Use native plant species. Ask … (2 comments)

denver home sellers: METRO DENVER REAL ESTATE MARKET UPDATE - APRIL 2012 - 04/26/12 01:20 PM

The Market is Shifting
Buyers are coming out of the woodwork looking for homes, but not finding much to choose from, especially in the under $300,000 price range.  We are counseling buyers in this price range to be ready to jump quickly on any house that comes on the market that meets their criteria.  That means being pre-approved for a loan, have earnest money ready, and being ready to make a quick decision.  This price range is no longer a buyers’ market; it is a sellers’ market, with many properties getting multiple offers within days of being … (0 comments)

denver home sellers: Bidding Wars Mean Good Things for Denver Housing Market - 04/06/12 10:01 AM
Attention anyone who’s currently hunting for a Denver home. The buyer’s market is on its way out, home prices are starting to rise, and you might just find yourself in a bidding war for the house you’ve chosen.
The last time bidding wars were common was back in 2006; then the buyer’s market took hold and most Denver home sellers had to settle for whatever they were offered, including lowball bids. But real estate markets in places like Denver, Seattle, Boston, and Washington DC are reporting that bidding wars have begun to happen again, especially in the lower price ranges.

denver home sellers: METRO DENVER REAL ESTATE MARKET UPDATE - MARCH, 2012 - 03/21/12 11:46 AM

Well, the word on the street continues to be “Inventory, Inventory, Inventory!” Very few times in history have we seen our inventory drop to these kinds of levels without a major shift occurring in our marketplace!  The Pendulum is now starting to swing back in the favor of sellers. The first signs of a recovery are a lack of inventory, demand outpacing supply, and upward pressure on prices!  As you will see in the attached data, inventory is down approximately 40%, while sales numbers are up modestly about 12% year over year. Average Prices, however, are almost flat, which … (2 comments)

If you thought you knew all the reasons why your Denver home has lost value, think again. As the Government continues to investigate the recent housing crisis, they have discovered something rather interesting. A report by the Federal Reserve Bank of New York shows that speculative real estate investors, commonly known as “house flippers,” may have had a larger impact than first thought in the housing bubble that helped create our current economic mess.
When down payments were low, house flippers used subprime credit and relaxed lending requirements to purchase multiple properties in Denver and throughout the country. More than … (4 comments)
