Despite a dip in sales year-over-year, January 2018 data showed a very active month for the Greater Metro Denver housing market. Over 4,000 homes went under contract – a 34% increase from last month and 9% higher than this time last year. 
With the market picking up from the typical year-end slow-down, January 2018 showed a strong start in Denver’s housing market. New listings, homes under contract, and average sold price for single family homes were all up year-over-year. While weeks-of-inventory remained unchanged from last year, the low number hints at the challenge of limited inventory for home buyers in Colorado.

Summer Cooling in the Denver Metro Housing Market
The latest housing market statistics report from REcolorado shows the start of summer cooling in July. The fourth of July brought with it a slight decrease in home sales, marking the beginning of a seasonal slowdown in the housing market.
What does this mean for Colorado home buyers and sellers?
Slightly Lower Average Prices
Average home sale prices decreased for the first time since February, but not by much. The average home sale price peaked and reached a record high in June 2017 at $448,467. In July, this average home price dropped one percent to $444,108.

Denver Metro Home Prices Reach All-Time High
as Buyer Demand Remains Strong  
After experiencing a double-digit percentage increase in March, the number of available homes for sale saw another increase in April.  At the end of the month, there were 5,825 homes for sale in the Denver Metro area, up 18 percent as compared to the previous month, but six percent less than this time last year.  The month-over-month increase in inventory was a result of sellers bringing new listings to the market—6,587 in April.
