Demand Keeps Metro Denver Housing Inventory Low 
According to the latest data from REcolorado, the inventory of available homes for sale in the Denver Metro Area is at all-time lows, despite an influx of new listings that came on the market in February.
Thanks to continued strong demand, inventory of available homes for sale in the Denver Metro area dipped once again in February. The month ended with 4,405 listings of homes for sale, 12 percent lower than this time last year. By the numbers, the inventory of available homes for sale was 8,815 homes at November month end, 3,441 homes came onto the market, 3,607 homes were placed under contract, and 3,500 homes closed for a closed dollar volume of $1.1 Billion.  The holidays are here and 2014 is fast approaching.  Year over year comparisons continue to be UP.

Overview
Once again, the big story in the Denver Real Estate Market is lack of inventory of homes for sale!  We are looking at only 7,300 Single Family Homes currently on the market!  Inventory is down approximately 30% from a year ago, with Under Contracts and Solds up between 18-20% depending on the category of Single Family or Condos/Townhomes.   Showings were actually down in November 2012 from November 2011!  I attribute this more to lack of homes to show than lack of interest from buyers.  Buyer interest remains strong, … (2 comments)

Wow! What a spring we are having! The Market continues to give signs of hope and prosperity!  We are still amazed at the lack of inventory as Single Family Homes stayed at  8,353 number of units currently active, and Condo’s/Townhomes at 1,901.  This is a very unique time in the Metro Denver Real Estate Market, as we see unbelievably low inventory and the number of under contracts and closings continues to rise!  Price pressure continues to build and we are already seeing median price increase s versus a year ago of 5% for SF homes and 7% for townhomes … (2 comments)

The April 2011 month end inventory of unsold homes was at 19,553 units, up 1% from last month and down 9% from April, 2010.  The inventory of unsold homes will continue to increase in the coming months.  Now is a great time for prospective sellers to discuss listing their home as Denver is in the prime selling/buying season.
