Is Denver’s Housing Market Slowing Down? 
The housing market in the Greater Denver Metro Area is picking up speed as we head into April. Spring and summer are typically the busy seasons for home buying and selling in Colorado. Comparing the housing market statistics from March to February shows a seasonal increase in activity.
However, March 2018 shows some decreases compared to the same time last year. Both home sales and new listings dropped slightly compared to March 2017 levels. March ended with 4,593 active listings of homes for sale, up 10% from last month, but down 7% year-over-year.

The latest data from REcolorado shows the housing market following typical patterns at the end of the year across the Greater Denver Metro Area. 35% fewer new homes for sale came on the market in December as thoughts turned to the holiday season. December saw fewer new listings, fewer home sales, and fewer weeks of inventory compared to this time last year. Average sold price is still rising, as is average days on market.

Demand for homes in Colorado remains strong, and home prices continue to rise. In June, the average sale price for all types of homes increased to $454,880 — an all-time high, the first time on record that the average home price reached above $450,000.  Average home sales prices were up 3% month over month and 8% year over year.

According to the latest data from REcolorado, August saw a second consecutive drop in average sale price, while continued demand kept sales inventory levels steady. The latest data from REcolorado reveals that home sales prices have reached another all-time high. Sales remained strong as more homes came on the market.   
The sold price of a Denver-area home surpassed the $400,000 mark for the first time ever, reaching an average of $407,662. Home prices in May were up four percent month over month and nine percent as compared to last year. Generally, it’s been an impressive year for the Denver real estate market with the # of Sold units up 19% and the Volume up 31% versus the same time last year. By the numbers, the inventory of available homes for sale was 9,734 homes at October month end. 5,152 homes came onto the market, 5,452 homes were placed under contract, and 4,628 homes closed for a closed dollar volume of $1.4 Billion.  The changing of seasons is not having much of an impact on the Denver homes market this year.  Year over year comparisons continue to be UP.

The Denver real estate market continues to slowly improve.
The May 2011 month end inventory of unsold homes is at 19,573 units, even with last month and down 11% from May, 2010.

4,777 units were placed under contract in May, up 1% from April and up 23% from May, 2010.
3,732 units sold/closed in May, up 9% from April and down 15% from May, 2010.

Residential average price, $257,177 for 05/2011, increased 3% month over month and 4% year over year.
