Once again, the big story in the Denver Real Estate Market is lack of inventory of homes for sale!  We are looking at only 7,300 Single Family Homes currently on the market!  Inventory is down approximately 30% from a year ago, with Under Contracts and Solds up between 18-20% depending on the category of Single Family or Condos/Townhomes.   Showings were actually down in November 2012 from November 2011!  I attribute this more to lack of homes to show than lack of interest from buyers.  Buyer interest remains strong, … (2 comments)

The Market continues to take us into territory we have not seen in decades, and some cases ever!  Here is the latest data on the Metro Denver Real Estate Market through August 2012!  You will notice that the graphs (shown at bottom) have begun their fairly straight line as the Spring and Summer volume has cleared and we are settling into the Fall Market!  Most notably, Listing Inventory is down approximately 33%, with Under Contracts up 24% and Sold/Closed Volume up 17%, all compared to one year ago. The first and foremost stat that continues to amaze me is that we started the year in January with approximately 8,000 Single Family Homes on the market, and now we are just over 9,000 Single Family Homes! That is almost unheard of to basically see a flat line on the graph of inventory for the year. The great news is that Denver Home Buyers have been gobbling up almost all of the new inventory this year! A new report from shows what Denver homeowners have long known; those who buy homes for the long term have historically seen the value of their investment increase over the years. Calculations by the National Association of Realtors (NAR) indicate that the median U.S. home sale price in the third quarter of 2010 remains approximately 9.5 percent higher than in 1990.
