denver real estate: Gen X and Gen Y Are Ready to Buy Your Denver Home - 11/09/12 11:10 PM
There are just over 100 million Americans in Generations X and Y which are those born from the early 1960s to the early 2000s decade. These generations will be our driving force in the years ahead both in the economy and even here in the Denver real estate market. It was likely the media coverage during the downturn that made them more knowledgeable and aware. They know a lot about the market and they are smart about buying.
Some believe these generations have the wrong priorities and do not place a high emphasis on home buying, but according to a survey … (0 comments)

denver real estate: Shopping for Green for Your Home in Denver - 10/05/12 06:42 AM

Saving money is always on our minds, and this is especially so now when the economy is such a hot news item. Here in the Denver area, we’re fortunate to live, work and play in one of the most beautiful places on earth, and our environment is also never far from our thoughts. One way to meet both our economic and environmental concerns is to consider buying used or recycled items rather than new ones. Previously owned goods can save not only the money in your wallet, but also precious space in our landfills.
Children’s clothing is a great example. … (2 comments)

denver real estate: Get Your Denver Home Ready for Winter - 09/28/12 04:29 AM

Autumn is here and winter is just around the corner so there are some things that absolutely must be done to maintain the safety and value of your Denver home. Here is a list of the Top 10 Fall Maintenance Items to help you get started:
1. Clean and repair storm windows, so they can be installed before the snow flies.
2. Caulk windows and trim. Caulk won't stick to moist surfaces so be sure to do this before a rain.  Look for cracks in the trim around the windows and siding of your house and the corners where trim … (2 comments)

denver real estate: Smart Renovations For Your Denver Home Include Solar Energy - 09/16/12 11:27 PM

Many Denver home owners are perfectly happy staying in their current home and are frequently increasing their satisfaction of their home by making improvements to it. Remember, though, that not all home improvement projects give you the same return on investment.
Popular home improvements often include jobs like finishing a basement, adding a bedroom or a bathroom, or building on to an existing garage. Trends indicate current home owners are undertaking smaller projects and focusing on essentials rather than extras. Simple projects, such as replacing doors and windows, upgrading siding, and adding a wood deck are at the top of … (0 comments)

denver real estate: The Denver Highlands Real Estate Renaissance - 09/05/12 08:09 AM

So how exactly does a community become rejuvenated? What initially happens that sparks the process, and why does it continue? We'd like to examine Denver Highlands, one such Denver neighborhood that has undergone a renaissance of sorts and how it has effectively changed not just the look of the town, but its path going forward and its real estate prices right along with it.
To understand how we got here today, we need to understand where we came from. The town site of Highland was laid out in December 1858. After the May 1864 flood wiped out parts of … (2 comments)

denver real estate: Now May Be the Time to Move on Your Denver Home - 08/24/12 03:12 AM

If you still want to take advantage of some of the lowest mortgage rates in history, now may be the best time to make a move on your new Denver home because the rates won't last. According to Freddie Mac's results of its Primary Mortgage Market Survey®, fixed mortgage rates are continuing to follow long-term Treasury yields higher. This marks the third straight week of fixed mortgage rates moving higher.
What does this mean in your quest for the perfect Denver area home? Essentially time is money. With rising home sale prices in metro Denver continuing  to outpace both … (0 comments)

denver real estate: Attention Denver Homebuyers: Trump Says Now Is The Time To Buy - 08/16/12 09:55 AM
Everyone would agree that Donald Trump knows real estate--how to spot it and particularly when to buy it. In a recent interview with CNBC, Trump shared that now is a very good time to buy all types of real estate, including houses, in major U.S. markets like Denver.
According to Trump, "…the United States harbors great opportunities in real estate," and he suggests buying one of the many bank-owned properties on the market. The banks don't really want them and buyers can get unbelievable deals with very attractive financing terms, says Trump.
Miami is a great example of how things … (0 comments)

denver real estate: Denver Home Sellers: Beware The Desperate Buyer - 08/12/12 09:47 AM
The Denver housing market, like many in the country, is coming around with a vengeance. As some predicted, there are suddenly lots of people wanting to buy but still not a whole lot of available homes for sale.
This classic case of demand exceeding supply has many Denver home buyers making desperate moves to ensure that they get the home they want. Unfortunately, these actions generally end up creating more problems for both the buyer and the seller.
If you're planning to sell your Denver home, here are some scenarios that will start off looking great but could possibly leave you … (0 comments)

denver real estate: Why Buyers Should Use a Realtor When Buying a New Denver Home - 07/28/12 03:34 AM
When it comes to buying a newly constructed Denver home, many people think they don't need the help of a Realtor®. What those people often don't know is that buyers pay nothing for real estate services in this situation since the Realtor's commission comes from the builder.

Many Denver homebuyers think that handling the negotiations themselves means they will receive the commission allotted for their agent. This is not the case as the funds come from the builder's marketing budget and are meant specifically for a real estate professional.

So what do you really get from using a … (4 comments)

denver real estate: METRO DENVER REAL ESTATE MARKET UPDATE - JULY 2012 - 07/18/12 01:26 AM

Market Overview:

Wow! What a first half to the year! Inventory has gone up a little to just over 9,000 Single Family Homes. With one month remaining in the prime home selling/home buying season, June’s Monthly and Year-To-Date real estate statistics for the Denver area show the continuing trend of historically low inventory of available homes, high buyer demand, low mortgage interest rates, and increased due diligence needed to complete a mortgage loan.  Denver continues to be one of the strongest home sales markets in the country.  Median prices have now increased for five months in a row!  … (0 comments)

denver real estate: An Almost No-Work Garden For Your Denver Home - 07/16/12 12:35 PM
If you love gardens but aren't terribly fond of gardening, xeriscaping could be your answer. Xeriscaping goes by several other names including smart-scaping and native-plant landscaping, but whatever name you use it will save you time and money on the landscaping around your Denver home and dramatically lower your water bills.

This gardening technique uses plant species that are native to the existing environment and so don't require a whole lot of watering or much care in general.

For folks considering xeriscaping on their Denver property, here are some things to keep in mind.
Use native plant species. Ask … (2 comments)

denver real estate: METRO DENVER REAL ESTATE MARKET UPDATE - MAY 2012 - 05/28/12 11:57 AM

Wow! What a spring we are having! The Market continues to give signs of hope and prosperity!  We are still amazed at the lack of inventory as Single Family Homes stayed at  8,353 number of units currently active, and Condo’s/Townhomes at 1,901.  This is a very unique time in the Metro Denver Real Estate Market, as we see unbelievably low inventory and the number of under contracts and closings continues to rise!  Price pressure continues to build and we are already seeing median price increase s versus a year ago of 5% for SF homes and 7% for townhomes … (2 comments)

denver real estate: 5 Tips to Be the Winning Buyer for Your Denver Home - 05/11/12 02:24 AM
If you’re buying a Denver home, be forewarned: this is not last year’s housing market and the rules for buyers are shifting with the housing turnaround.

Here are five new tenets that all serious buyers should heed.

Skip the Lowball Offer – In this improving market, you’ll do better asking the seller for concessions such as help with closing costs or paying for needed repairs. Making an offer far below asking price can at best prevent price negotiation and at worst kill the deal altogether. Savvy Denver home sellers will just move to the next buyer in line.

denver real estate: Higher Rental Rates Are Good News for Denver Investment Property Owners - 05/09/12 08:37 AM
The numbers bear it out. People really do want to live in Denver  over other places in the country. Nothing shows this more clearly than the increased demand for rental units, the large uptick in rental charges, and the plunging apartment vacancy rate in the Denver area.

A report from the Apartment Association of Metro Denver and the Colorado Division of Housing says the average rent for a metro Denver apartment had a 4.5 percent year-over-year increase from Q1 2011 to Q1 2012, the largest jump for any quarter since 2002. In dollars, this equates to average rents growing … (0 comments)

denver real estate: Stealth Tactics for Buying a Denver Home - 05/03/12 01:09 AM
If you’re hunting for real estate in Denver, you may need to consider a new tactic: stealth. In markets where available homes have dwindled or listings come and go quickly, some home buyers are skipping the MLS and working behind the scenes with agents and/or directly with sellers.
This is particularly true in Denver, which is second in the country for the shortest time on the market for home listings. Homes in Denver are on the market for a mere 33 days, well below the 89-day national median. There are just too few homes in the area to meet the … (0 comments)

denver real estate: METRO DENVER REAL ESTATE MARKET UPDATE - APRIL 2012 - 04/26/12 01:20 PM

The Market is Shifting

Buyers are coming out of the woodwork looking for homes, but not finding much to choose from, especially in the under $300,000 price range.  We are counseling buyers in this price range to be ready to jump quickly on any house that comes on the market that meets their criteria.  That means being pre-approved for a loan, have earnest money ready, and being ready to make a quick decision.  This price range is no longer a buyers’ market; it is a sellers’ market, with many properties getting multiple offers within days of being … (0 comments)

denver real estate: Bidding Wars Mean Good Things for Denver Housing Market - 04/06/12 10:01 AM
Attention anyone who’s currently hunting for a Denver home. The buyer’s market is on its way out, home prices are starting to rise, and you might just find yourself in a bidding war for the house you’ve chosen.

The last time bidding wars were common was back in 2006; then the buyer’s market took hold and most Denver home sellers had to settle for whatever they were offered, including lowball bids. But real estate markets in places like Denver, Seattle, Boston, and Washington DC are reporting that bidding wars have begun to happen again, especially in the lower price ranges.
