market update: Metro Denver Real Estate Market Update – February 2018 - 02/28/18 04:11 PM
Despite a dip in sales year-over-year, January 2018 data showed a very active month for the Greater Metro Denver housing market. Over 4,000 homes went under contract – a 34% increase from last month and 9% higher than this time last year.
With the market picking up from the typical year-end slow-down, January 2018 showed a strong start in Denver’s housing market. New listings, homes under contract, and average sold price for single family homes were all up year-over-year. While weeks-of-inventory remained unchanged from last year, the low number hints at the challenge of limited inventory for home buyers in Colorado.

Summer Cooling in the Denver Metro Housing Market
The latest housing market statistics report from REcolorado shows the start of summer cooling in July. The fourth of July brought with it a slight decrease in home sales, marking the beginning of a seasonal slowdown in the housing market.
What does this mean for Colorado home buyers and sellers?

Metro Denver home sales were down 8.5% in February from a year earlier, following a similar year-over-year decline in January, according to Denver Metrolist Inc. The Denver Real Estate Market is Learning to “Fly Solo!”
Real estate markets across America were propped up with government stimulus incentives during the first half of 2010. In these early months of 2011, the markets are learning to fly on their own. In the long run this will be healthier, and will give us a true picture of real values.
Buyers and sellers seemed to be mostly on hold in January, after a small surge of activity at the end of 2010. New listings/homes for sale only increased by about 100 from the previous month, and the number … (0 comments)

market update: Denver's Housing Market Is Faring Best Among Other US Cities - 01/11/10 03:28 AM
Denver-area home prices fared the best in a survey of 20 cities that was released December 29, 2009.  Home prices in Denver fell only 0.1 percent in October compared to a year ago.  From September to October in 2009, Denver prices decreased by 0.4 percent, which represented a two month dip following a rise in home prices the six months previous. All of this slight rising and dropping indicates a relatively flat local market, which is good news amid a national economy that is largely struggling - but getting back on its feet, nonetheless.  Many housing markets in the US are … (2 comments)

market update: Denver Colorado Market Update - 10/20/08 02:59 PM
Homes Under Contract jumped 22% from September 2007 to September 2008.  This September was the best for sales in three years!  And the number of Denver homes for sale continues to drop.  We're moving in the right direction with momentum, but the average price has dropped dramatically.  The average price of residential single family homes dropped  $21,679 Denver Metro wide from $261,107 in August to $239,428.
On first glance that looks HORRIBLE.  But, it's not as bad as it looks at first glance. I am seeing, and I have verified this with other Realtors as well, that there are actually two … (0 comments)

market update: Denver Home Sellers - the market has taken a dip just for you! - 09/24/08 03:07 PM
What, am I crazy? Just hear me out.
If you are thinking of selling your present Denver home and buying up, read on. Say your home is worth $400,000 and the home you want to buy is $600,000, and we've had a 5.4% drop in prices from 1 year ago.  Your home lost $21,600 (ouch), but the one you want to buy lost $32,400.  You're actually $10,800 ahead if you sell now and buy up.  If you are selling, this is not the time to price your Denver property with a "hopeful" price tag.  The market is rejecting properties that aren't … (0 comments)
