Everyone, media, home owners, Realtors etc. are fascinated with the average price of housing. With 80% of sales within a $200,000 price change it only takes a couple of million dollar properties to skew the average into an unrealistic number.

After one year I finally made it to 40,000 points. It started with a presentation by Liz Morass in January of 2009.

 I've followed my business partner, Terry Chenier, as he posted to the tune of 270,000 points in his first year. I calculated that at the rate he posts I would need to accumulate about 11,000 points a week to catch him in a year.

The following is a statistic that many real estate experts use an indicator of market status.That is the ratio of total sales to total listings.
Its commonly help that a ratio of 18% to 22% indicates a balanced market. Below the orange line it is a buyer's market and above theorange line it is a seller's market.
The graph tells us that although the market has significantly improved over this time last year we are on the edge of a balanced market.

When pricing your property there is one statistic that is a must to look at: The ratio of expired listings versus new listings on the market. Sure it's important to look at how much inventory you have to compete against but you need to look at the daily dynamics.
 If you have less new listings coming on the market than are selling the will be a decrease in supply. When the number of new listings exceeds the current sales there will be an increase in demand.

I like to use the Housing Price Index (HPI) when I do a market evaluation. The average price often  quoted in the news media is a misleading number. In a market where the median price is $350,000 a a couple of sales one month in the million dollar range dramatically inceases the average creates a false impression of the value in the bulk of the market.
HPI tracks and records the selling price of a "typical" house in a particular market.

The Dragon Fort is a wonderful find in Abbotsford of us who really really like home style Chinese food. I was raised in Vancouver and for many years ate in many of the restaurants in the 100 block East Pender Street.
Today there are plenty of high class Chinese restaurants in Vancouver but in those days they were an economic choice for a young couple on a date or any working person looking for a good health meal that woulds stick to your ribs.

2009 World Sporting Event in Abbotsford

The World Police and Fire Games are coming to Abbotsford this summer. On August 3rd and 4th the water skiing events will be held at Albert Dyck Park from 8:00am to 6:00pm.
Can you believe it? One of the world’s premier events is using Abbotsford as one of its venues. When I moved to what was a very quiet and sequestered community twenty-six years ago this can of event would have seemed unimaginable.

Waking up with ones hands clinched is not a good sign.
My medication was a walk on Dicovery Trail which I never done before.
Abbotsford has an amazing amount of walking paths connecting the city.
For years I've been telling clients about the fabulous trails but until today the only one I've walked is Mill Lake.

Located at 34261 Marshall Road in Abbotsford Tamaringo's is a cozy and fresh coffee shop located inside Cannor's Garden Center.
I thought "these guys are crazy opening a coffee shop in a garden center". I was wrong on this one as its now one of my favorite spots. Comfortable wicker furniture and spacious tables among thousands of growing plants provides what is probably the most relaxing bistro in town.
Good coffees, teas, pastries, and lunch items ... and my favorite ice creams.

Earlier this month I had a great evening attending Fraser Valley Stage presents Starlight Radio Theatre show at Matsqui Centennial Auditorium. Great nostalgia for us who remember the radio shows of the 1940s and 1950s. It was a great night of singing and comedy. Well done players.

Better late than never is my motto.
I want to give a shout out to Fraser Valley Stage and their presentation of Starlight Radio Theater Show early this month. Our local real estate community was magnificently represented by the talented Charles Weibe, Landmark Realty. Charles presentation of Abbot and Costello's routine, "Who's on first" was hilarious. (as was his partner)
Bill Borman, my first real estate manager, and past owner of Gale Realty and the Abbotsford Realty World Franchise. Bill did a magnificent job of pushing a broom which is a talent I did not he possessed.

abbotsford: Sooters Rule in Taiwan - 02/08/09 08:17 PM
There are millions of scooters in Taiwan and there use is unlimited. Its not unusual to see a family of three or four on one scooter. Mother or father at the wheel. One child on the seat behind, one child on the front of the seat and one standing on the floor.

This Christmas I had the opportunity to assume the role of raising funds and donations for our Keller Williams Christmas family. The Abbotsford Salvation Army Centre of Hope each Christmas asks for the public to sponsor a family for Christmas. This year our family consisted of a single mother, a seventeen year old boy and a fifteen year old girl.
