tampa fl realtors: Real Estate Brokers: Lead Follow or Get Out of the Way! - 12/23/10 05:26 AM
Honk-Honk, “Big Box” real estate franchises, look in your rearview mirror and step away from your distraction. Those irritated drivers right behind you honking their horns and waving their hands are your agents trying to get your attention. They are demanding that you do more for the huge royalty and commission split that you demand from your agents.
"A reduction in the total number of real estate agents. . . spells trouble for the real estate brokerage businesses, particularly the large, corporate operations and those affiliated with national Franchises." Gerson-Lehrman Group Real Estate franchise giant Realogy Corp. has been in the … (2 comments)

tampa fl realtors: Bank Foreclosure Iceberg Thaws - 11/30/10 01:59 AM
Fannie Mae and Freddie Mac gave real estate agents the green light to resume selling foreclosed homes, after suspending the process as the robo-signing debacle unfolded the past two months.
Freddie told agents in a memo last week to "resume all normal sales activity," as the government-sponsored enterprise will "resume marketing, sales and disposing of assets previously placed 'on hold.'"
Fannie Mae told its real estate agents "to proceed with scheduling and holding the closings" of sales of homes with mortgages owned or backed by them.
The mortgage-finance giants initially enacted a moratorium on sales of foreclosed properties because servicers were … (2 comments)

tampa fl realtors: Divorce Can Complicate a Real Estate Transaction - 11/29/10 06:48 AM
Marriages already strained by the economic crisis are thrust into even worse territory when couples choose to divorce but cannot sell their homes.
Each spouse needs the proceeds of the property sale to make a down payment on another home or to otherwise move on with their lives; but in many instances, there are no takers for the residence and the owners owe more than the real estate is worth.
While one spouse might move in with family or friends, the couple often has to remain in the home together to wait out the housing downturn.
In some cases, the home … (4 comments)

tampa fl realtors: REO’s Soar to Record Level in July - 08/18/10 06:53 AM
REO stands for real estate owned within the real estate/banking industry. Before the banks take full ownership, the homes and home owners go through what is a lengthy process called foreclosure. The number of homes entering the foreclosure process fell sharply in July compared to a year ago, but homes continued to flow out the other end of the foreclosure pipeline in the form of sales to new owners.
Lenders repossessed 92,858 homes in July, up 9 percent from June and 6 percent from a year ago figures show. It was the eighth month in a row where bank repossessions were … (2 comments)

tampa fl realtors: Tampa's Other Name: "Sticks of Fire" - 07/27/10 07:26 AM

The name “Tampa” comes from the Calusa (sometimes spelled Caloosa) Indians. The Calusa Indians lived in West Central and South West Florida until being virtually wiped out by explorers (and their diseases) between 1500 and sometime into the 1800’s. The Calusa called this place Tanpa (with an “N”), which translates to “sticks of fire.” Some have said that this refers to the abundance of kindling and driftwood along the Hillsborough river (sticks to make fire), but I agree with those that say it is a reference to the constant barrage of lightning storms in the area (sticks made of fire).
