So i am having to restart my business after a year off due to my wifes illness which after another 7 month hospital stay she is now doing well (over the past 12 years she has spent over 2 years in the hospital so we kind of roll with it now) and I am trying to decide what site to use for generating leads. I am a major power dialer so expireds and FSBOs are my bread and butter so I am a RedX fan but would love to hear your thoughts on it and what else you may use.

It seems we are having a big upswing lately of agents being robbed at home showings and some even being assaulted or killed. Part of the problem is the economy part is the way our country is sliding into a no-mans land at times. As agents we need to be aware of our surroundings and able to protect ourselves but we also need to use common sense and be smart about safety at property showings. It is Christmas time here in Boonton,NJ. Well I guess it is Christmas everywhere but for those of us selling real estate in Boonton, NJ it truly is holiday time. I have seen a huge increase in buyers. My phone is ringing off the hook! Two deal this week and more coming. Last year at this time there was 51 Active listings now there are 60. I was able to personaly view the mill stamps on the woodwork and found that the mill was around a half mile down the road. A member of my lodge told me his grandfather owned it. Morris County New Jersey home sales have slowed a bit but overall sale price has increased. The following information is the Garden State Multiple Listing Service and as reported in the Daily Record Newspaper. I am seeing an uptick in clients who are looking to buy but many of them are still on the fence. The follow up to leads is the most important item on any realtors agenda. I am discussing homes with 10-20 new prospects each month.

Some other interesting facts about Boonton, NJ real Estate. The town of Boonton or should I say old Boonton is located underneath the Jersey City Reservoir! When I was younger during droughts I can remember seeing some remains of houses and a church. When they decided to create the reservoir where the town was located was a good location (is one theory) and the other one is that someone miscalculated the water flow and voila a new lake! This is an example of our yard signs without a picture. it has taken me a while to get it settled so now I need to have it proffessionaly created you can only do so much in publisher and power point! I am happy so far with it. I have copyrighted our slogan many years ago and will be working on doing the same for the rest of the sign. It seems to be a good luck . Let me know what you all think. So I have spent the past two weeks rebuilding/building my brokerages web site.  I am actualy enjoying it and I think I am doing a good job. Since we are changing some things around on how we are doing business (more on that in a following blog post) I figured we should make our internet presence reflect what we are hoping to accomplish. Making these changes and updating the site will be an ongoing job, I am trying to make it self updating but on a limited budget I can only do so much. More on the web site tomorrow.

From Left Alan our mortgage rep for the office, Wes a friend who we hope to have join the office, Doug ..my assistant and receptionist,me, Joe (Town Alderman, Mary (my wife and co-owner) Bill Peer one of our agents. Our job is to sell houses and homes. How do we do this? By getting as many people in the door as possible to view the home. (Of course in the lux and high end markets or niche markets this is not the model). Technology will help you with this imensly but some tech tools may actualy hurt you in your home selling endevours. In real estate the axiom is Location, location, location so picking where to place your real estate brokerage home and leasing or buying that property is a huge decision. Especialy for a new business. For us it was an easy one that will make sense when explained.
