Murrieta News: Southern California Earthquake Preparedness - 27 Things to Help You Survive!
The tragedy in Japan is a sobering reminder that strong earthquakes do happen, and that the results can be devastating. At a minimum, a loss of shelter and power, a disruption in food and water supplies, as well as a temporary breakdown in emergency services is possible.
The Riverside County Fire Department poses several important questions:
Does your family have an earthquake kit with enough supplies to sustain yourselves for up to 7-10 days following a large-scale earthquake? Does everyone in your home know how to shut … (13 comments)

Home Selling Tips in Murrieta, CA: 3 Tips to Sell Your Home Fast!
Considering selling your home? Then odds are you want to sell it sooner rather than later. Here are 3 tips to increase the odds of selling your home fast.
1. Price Your Home Right: This point is key to selling your home faster. Why? Because home buyers are already looking at homes in your neighborhood and they know what the price should be. If you price your home too high, they’ll know it... and they won’t submit an offer to purchase.
Worse yet, your too-high price will make … (5 comments)

Home Buying Tips in Murrieta, CA: What’s a Short Sale?
Short sales have been in the news for quite awhile now. Even so, home buyers still ask, “What is a short sale?”
In a short sale, the owner sells their home for less than what they owe.
For example, assume a home is worth $100,000 and has a home loan of $120,000. In this scenario, the owner owes $20,000 more on the loan than the home is worth. If the home is sold for $100,000, then the proceeds from the sale are “short” by $20,000 to pay off the loan in … (3 comments)

Home Buying Tips in Murrieta, CA: Do I Need a Home Inspection?

I'm often asked this question by new home buyers. They've found the home of their dreams, they submitted their offer... and it was accepted! ...and now they’re in escrow. "So... do I need a home inspection?"
To answer the question directly, no. You are not required to hire a Home Inspector to inspect the home.
However, you are strongly advised to conduct investigations of the entire property in order to determine its present condition.
Even though the sellers are required to disclose any defects they are aware of, … (6 comments)

Home Selling Tips in Murrieta, CA: A Picture Is Worth 1,000 Words... Or $116,076.
Want to sell your home for more money? Then use a better camera. That’s the conclusion from analysis by Redfin Corp., a Seattle-based brokerage.
According to Redfin, real estate listings that use photographs taken by higher-end SLR cameras tend to fetch a higher sales price than those that use photos from cheaper point-and-shoot cameras.
Listings with SLR camera photos gained anywhere from $934 to $116,076 over listings using photos from point-and-shoot cameras, according to Redfin’s data.
The data measured the difference between the asking price and the … (21 comments)

Home Selling Tips: How Energy Efficient Is Your Home?
Energy is not cheap. It’s expensive. So what can you do to cut costs and save money? Well, you can start by downloading a free copy of the Home Energy Rating System (HERS) booklet.
California Home Sellers: It’s The Law. Thinking of selling your home? Then you need to know about the HERS booklet. California Civil Code Section 2079.10 requires the home seller (or the home seller’s real estate broker) to inform the buyer about the existence of the California Home Energy Rating Program. This requirement is fulfilled by providing the home … (11 comments)

Home Selling Tips in Murrieta, CA: How To Sell Your Home Fast - Price It Right
You may have heard that the three most important factors determining the resale value of your home are: Location, Location, Location. While a desirable location can enhance the value of your home, it may not necessarily translate into a quicker sale. Why? Because your home’s current value is heavily influenced by the price of homes that recently sold in your neighborhood, as well as those that are currently for sale. If you want to sell your home quickly, then you need to price it … (9 comments)

Home Selling Tips in Murrieta, CA: How Much Is My House Worth?
I met with a home owner recently who wanted to sell his house. He was interviewing three different real estate agents... a smart move that helps the owner find the right agent to list his home.
During our meeting, after I reviewed his home, he asked the key question on his mind: “How much is my house worth?”
I anticipated this question and had already prepared a Comparative Market Analysis (CMA). The CMA showed what similar homes in his neighborhood had sold for in the last three months. As … (10 comments)

Home Selling Tips in Murrieta, CA: Selling A Home - Your Photos Can Make A Difference.
If you’re selling a home, I believe that your home’s images make the first (and probably most influential) impact on potential buyers. Too many times I’ve seen listings with just one image... and it was a terrible image. If you want someone looking to buy a home to choose your home over all the others that they view on the Internet, then you need lots of good quality photos.
So what I decided to share today is the impact of using  quality photographic equipment. Below … (12 comments)
