Real estate companies have been overtaken by the sub-companies that operate under the flagship name -- Team Joseph, etc.
The brokerage company's name is no longer as important to the public as it once was.
Somehow a decision was made that dual agency was evil, even though thousands upon thousands of transactions had been properly handled that way in years past.
So to offset that, the idea was to have teams. One agent lists the property, another member of the team represents any prospective buyers who inquire.

Next summer I will celebrate my fiftieth year of continued service as a licensed Texas real estate broker. And in the main, it is how I've earned the major part of my living, and still do, now as a Keller Williams agent in Dallas.
 
It's interesting how real estate brokerage has allowed itself to be watered down during those years.  And like a string on an in-tune piano, it was probably creeping toward flat from the very beginning.

I've been thinking about Home Inspectors.
This past year, several of my clients lost the sale of their homes, and in each case it was caused by the report and verbal rhetoric of the home inspector the buyer had retained.  And the bad stuff that hurt the sales turned out to be the home inspectors aberration, not a reality.
Of course, as you can imagine, each of the inspectors picked by the buyers were not chosen because the buyer knew them, had used them before, or a friend had recommended.  It was by a pseudo-lottery.

An interesting article showed up today.  "Feeling Misled on Home Price, Buyers Sue Agent," by David Streitfeld of the New York Times.
In Carlsbad, California, Mrs. Marty Ummel has filed suit claiming that she was misled by the real estate agent who was representing her.  She says the agent knew similar homes in the neighborhood were selling for less, but he didn't tell her because he felt she may back out of the deal.  If she did, Mrs. Ummel went on to say in her petition, he would loose about $30,000 in commissions.
