Here are some facts about the California State Bar that are interesting*:
 
1. There are more lawyers in California than any state other than New York.
 
2.California has the second hardest licensing exam in the US, and it has had for many years.
 
3. Only 35% of those who graduated from California law schools passed the most recent exam. Only 43% passed the one before.
 
4.  There has been a steep drop in first-year law school enrollment.  Nationwide, it fell 29% from 2010 to 2016.
 
5.  Even so, there are a significant number of unemployed licensed lawyers who have had to seek other kinds of employment.

Many years ago, as a fourteen-year old junior high student, I talked the owner of one of my hometown radio stations into letting me have a weekly, Saturday afternoon program.
I quickly learned that the money in radio was a combination of commercial sales and talent fees.  Being on the air gave you the "star power" you needed to make the sale.

Honestly, for all I know, I may have been one of the inventors of the term "home flip" that is now in an over abundant vernacular use.
I bought my first home to renovate and resell in 1966, and not including the plumbing, electrical or floor coverings, my wife, brother and I did all of the remodeling work.
We didn't make but about a grand when all was over, but we worked hard, and initiated those lessons learned in the sequential seventy or so renovations that followed.  Some we kept and rented, but … (1 comments)

The National Association of Realtors, which most residential agents and brokers are members of, has as its primary goal providing the ethical behavior it expects of members, and doing its best to make certain that the members follow them.
I wonder if a case couldn't be made that it is unethical for one to represent themselves as an expert in the brokerage of real estate when, in fact, they have had insufficient training in the rudiments of how to list and sell property?
At least in Texas, an agent doesn't have to know nearly as much as a broker in order … (5 comments)

Texas Realtor is a monthly magazine published by Texas Association of Realtors for those of us who are members.
This month the magazine queried six members, five women and one man.  The question was this:
WHAT DO YOU WISH YOU COULD CHANGE ABOUT THE REAL ESTATE INDUSTRY?
Four of the six said that licensing and membership need to require more education and be more difficult to obtain.

licensing: WAY AROUND HAVING TO HAVE A BROKER'S LICENSE - 06/29/10 01:15 AM
Some month's back, I was a buyer's agent for a property listed by another agency.  It was an REO. 
(I'm going to use made-up names in this story.)
I'd never heard of the Mary Jones & Associates, Realtors agency before.  When I called to tell her I would be submitting a contract...were there any bank requirements? Mary said, "Great!" And then she told me there was an addendum that the bank was insisting on.  She'd fax it to me.
