listing agent: The Often Ignored Value of the Listing Agent - 03/23/17 08:13 AM

 
 
I'm in the Multiple Listing Service that serves the City of Dallas and a number of the nearby bedroom communities.
The number of Realtors who serve the area is about 17,000 and of those  14,500 or so are members of the Multiple Listing Service.
It is always interesting to see how many listings expire after, say,  six months on the market, without attracting a sale.
It's difficult to place the blame on those who are representing potential buyers, when you consider that the listing agent and his client were unable to provide a home that would attract at least one buyer from the other … (1 comments)

I often wonder if Realtors -- especially those who specialize in listings like I do -- understand that, in the main, the combination of listing and selling a home is very similar to an auction.
 
Each home is one of a kind, if you consider that there are many things that make it different from others that are similar.
 
The house you have just listed may be similar in floor plan and style, even built from the same architectural plans and by the same builder.

Most real estate people I know…
In fact, let’s change that to read, “Most self-employed people I know”…have no firm earnings' goals, and worse, they would have no firm and measurable plan to reach a goal, even if they had one.
Consequently, most of how things happen for them is the result of the luck of the draw.  And frankly, that’s a totally idiotic and Pollyanna approach.
What about listings...?
Most real estate sales person cannot survive without having sufficient listings. It’s the only way the agent can have the potential of every other licensed agent in his area working for … (22 comments)

There are some components of a real estate transaction that separate it from so many of the others:

listing agent: MY SUBDIVISION'S REAL ESTATE MYSTERY - 03/09/08 04:02 PM
One of my competitors attracted a listing in my subdivision several months back.  I can't help but look at this package when I drive in and out.  As the listing has ticked along, a homemade lattice baffle around the air conditioning's compressor has blown over.  Day after day, it lies on the ground.  It's been just like that for more than a month.
For periods of a week or more at a time, the agent's sign will sit with tall grass and weeds growing up the stakes.  Either he doesn't check or personally show his listing, or he doesn't see the need … (1 comments)
