A long time ago, in graduate school, I studied economics as it pertains to the international banking exchanges. 
But to more simply describe my course of study, it was to learn how the US economies deal with commerce when more than one country's money is involved.
In the course of study, a rather innocuous term, disintermediation, cropped up.
Disintermediation primarily defines what happens when commerce bypasses a middle-man.

Texas has a long history and an attachment to a law that prohibits deeds, etc., from revealing the price a buyer paid for a real estate acquisition.
Our deeds read, "For $10.00 and other consideration...." The actual price isn't noted. 
Professional licensed agents, appraisers, etc., are allowed to share that information with one another, but not with the public.
The tax appraisers are strictly prohibited from requiring access to documents that accurately show the price and conditions of a sale.
So it's somewhat odd that Zillow, Redfin and others claim to be able to provide an accurate opinion of the value of any Texas … (7 comments)

It seems to me that one of the most cancerous events that has oozed into the professional real estate brokerage business since the beginning of time is the advent of the national FSBO web sites like Zillow, Truila and Refin.
And I frankly don't understand why the regulations of them hasn;t been more aggressive by state real estate commissions, and why the National Association of Realtors did not take a firm position as to how they could coexist with Realtors.

I wonder the validity of the wisdom that let NAR and the various MLS systems allow third parties to provide our total listing information to the public.
 
I personally believe that decision has watered down Realtors' ability to have knowledge of who has an interest in their listings. 
 
It has also given licensed agents full information about the MLS listings without having to be Realtors and paying members of MLS.
 
There is no need to contact the listing agency, the listing agent or, quite frankly, any dues paying member of the appropriate MLS, to learn about the listing.
