springfield missouri homes: If Anthony Robles (NCAA one-legged wrestler) can be a champion than so can I. - 03/21/11 04:26 AM
Most of you are wondering who in the world is Anthony Robles is and I have to admit I had never heard of him either until Saturday night when I got a text from my real estate partner exclaiming that Anthony Robles had just won the NCAA National Championship in Division 1 wrestling!!!!!
I texted back, "Cool and how do you know him?"
Now you have to understand that my office partner has also been a high school wrestling coach for 25 years and to him and many others, Anthony Robles is not only a national champ but a national hero … (5 comments)

springfield missouri homes: The showing from....... - 03/20/11 03:35 PM

It's Sunday and my mom reads my blog so let's just say that a showing I had on Saturday caused such a headache that I needed several ibuprofen and a day of rest to recover.
I've been working online with a young mother for a few weeks sending her properties in Southwest Missouri surrounding Springfield. She's a cash buyer, but importantly she's survived a very difficult time in her life and I really want to find her a place to call home.
We agreed to meet at house number one which was about an hour north of Springfield. It was easy enough to find, but when … (13 comments)

springfield missouri homes: Day trips in Southwest Missouri - 03/20/11 02:20 PM
With spring comes warmer weather and flowering trees in the Ozarks. There are several state parks within driving distance of Springfield,Missouri. One is Ha Ha Tonka State Park.

Imposing architecture and breathtaking scenery combine to make Ha Ha Tonka State Park one of Missouri's most treasured spots. Located on the Lake of the Ozarks, the park features the stone ruins of a turn-of-the-20th-century castle built by a prominent Kansas City businessman high atop a bluff. More than 15 miles of trails traverse the park, leading visitors to sinkholes, natural bridges, caves and down to the lake. The park is about 70 … (3 comments)

springfield missouri homes: My butt is dragging, but what a good day. - 03/16/11 01:13 PM

It's been one of those days. Listing appointment to start after the contractor working on an addition to my own home showed up late.
My spare double A batteries for my camera were in one of my son's electronic toys but luckily the home owner (one of the kindest elderly clients you'll ever hope to meet) had a spare set. Yay!
Lots of pictures. Good price. Clean sellable home! Only draw back was having to poke my head in the crawl space. Spider Webs. Yuk!
Off to the office to meet new clients who I had hooked up with one of … (9 comments)

springfield missouri homes: Who says Open Houses don't work? - 03/15/11 01:22 PM

Over the years I've had agent after agent tell me they either hate doing open houses, that open houses are a waste of time or that you really do open houses more for the seller and not for the selling.
I've also been told that most people that come through open houses are nosy neighbors or agents wanting to see the competition in the area so you do them to make it look like your actually doing something to earn your commission.
Well I'm here to tell you that Open Houses can and do work! I held one this last Sunday afternoon with one of … (12 comments)

springfield missouri homes: The Good. The Bad. And The Ugly. - 03/08/11 10:25 AM

Feedback. We all like it when it's good. It lets us as agents know the house is priced accordingly to what other professionals think.
We all hate bad feedback. Basically an agent going through the motion so a listing agent will stop bothering him. Let's be honest, we've probably all been hurried and therefore guilty.
But what about the UGLY feedback? I'm talking the brutally honest, no punches pulled, I'll never meet your seller type feedback.
Yep, I got it today on one of my pricier listings and quite frankly, I'm glad I got it. I thought we were a … (9 comments)

springfield missouri homes: Wrinkled faces and dogs. - 03/06/11 06:08 PM
I'll be back trying to sell homes in Southwest Missouri tomorrow, but for now I just want to share two funny stories involving grandpas that I heard this week..
The first story involved my own grand father who of course I love dearly. Anyway, I got a call from the medic alert company because his bracelet had sent them a signal that he needed help. I quickly called my uncle's cell and to my surprise he just happened to be at the doctor's office with my Gran Pa. Long story short....he had left his bracelet at home and his dog who absolutely hates … (12 comments)

springfield missouri homes: As Good as Unexpected Chocolate. - 03/05/11 09:53 AM
I'm not sure how he knows when I could use a fix, but sometimes my office partner will surprise me with a little bars of chocolate usually from  Chocolatiers that I've never heard of. One of my favorites is from the company CHUAO called Coffee & Anise which is a 60% CACAO infused with finely ground Espresso and Star Anise.
Honestly, I really don't know what any of that means, but I know it is heavenly and when I'm having a particularly stressful day, just a little pinch can brighten my mood.
Well, today my mood was quickly brightened and neither chocolate or … (7 comments)

springfield missouri homes: 100th post and the numbers behind them. - 03/04/11 10:51 AM

To celebrate my 100th post on Active Rain I decided to take a look back and see if the statistics could give me any guidance on my next 100 posts. And I have to say what I thought were some of my better posts got little attention, while others did much better than expected. Oh yeah, and I need to point out that I post whatever hits my fancy. Some days it is business driven and on other occasions it's just to get something off my chest.
Anyway, as they say, the numbers don't lie and here are my top … (6 comments)

springfield missouri homes: I swear I learn something new every day! - 02/25/11 12:51 PM
After a long day of showing property, I suggested a pizza from one of my favorite pizza places in Springfield, MO. So my office partner tried the number to order my favorite, which is a cream cheese based pizza, but to my dismay, he closed his phone and said that they are out of business. We were devastated.
What is a girl to do? I wanted to scream but instead (trying to act like a lady) asked what is your second choice? His reply, to my surprise was, "let's go to YELP".
"What exactly is yelp?"
He proceeded to tell me about Yelp.com where you can get real … (5 comments)

springfield missouri homes: Straight from Seinfeld: "Even Steven" - 02/24/11 06:59 AM

Remember the old Seinfeld episode where every bad thing that Jerry did was quickly corrected by a good thing. He lost money and found some in his pocket. A girlfriend broke up with him and he gets a call that an old flame will be visiting.
Well it seems that every once in a while real estate can be that way too. This week I showed property for the umpteenth time to a very nice lady that just can't seem to find the right place. She says, "I'll know it when we find it".
And then lo and behold, last … (7 comments)

springfield missouri homes: Your little piece of Heaven in the Ozarks! - 02/05/11 11:16 AM
One of the best lots in Waterford!

If you're looking for a family oriented neighborhood near Springfield, Missouri, you owe it to yourself to make the short drive south to Ozark and check out this 4 bedroom, 2855 sq. ft. home sitting on the water in beautiful Waterford.
It's a one-owner with two living areas that both have spectacular views of the lake. Catch and release fishing, walking trails, and a community pool make it a great place to raise a family.

And did I mention the schools? Ozark has one of the more respected school systems in the … (5 comments)

springfield missouri homes: Sellers, Please let me do my job! - 09/27/10 05:09 AM
I recently showed a home, that while a nice home was definately not anything out of the ordinary in regards to quality and price. It was show by appointment only, so I called and spoke with a nice lady to set up the showing.
When I arrived, clients in tow I was greeted by a man who walked up to shake my hand and give me a business card while saying, "If you don't mind, just stay back and let me do the talking."
Needless to say I followed his direction and while he gave the $2.00 tour, I and my … (9 comments)

springfield missouri homes: Where is my sweetheart deal like this? - 09/26/10 05:58 AM

I was sent this by a client who told me and I quote, "It's B.S. like this that makes the common man distrust bankers and politicians and to some extent real estate agents too".
Ouch! I replied that I'm as comon as you get and like him my blood boiled after watching this. If you haven't seen it take a look.

springfield missouri homes: Why we are worth our commission check! - 09/01/10 07:41 AM

Let's admit it that most sellers hate paying a commission to sell their house. After all, don't we "just put it on the MLS?" But I think yesterday proved why Realtors are so important in a real estate transaction.
I have a listing that is set to close in a few weeks and yes it is the third of a four party sale. Couple A are buying Couple B's house who are buying my listing, allowing my seller to become a buyer as well. After that, I'm not sure how many cars are in this train.

Anyway, the ironic part … (4 comments)

springfield missouri homes: What do you see? Dark clouds or a ray of light? - 08/26/10 06:41 AM

Everywhere I turn I hear and read about the dark clouds hanging over the real estate market. But as I'm bombarded by this negative information, I continue to be as busy as I've ever been. As a matter of fact I'm showing property today to two different new clients who are both pre-qualified to be strong buyers and a loan officer I use just sent me info of another pre-qual looking for an agent.
Now don't get me wrong, I'm not an Ostrich who plans to stick her head in the sand. I'm stocking away every penney I can spare just in … (9 comments)

springfield missouri homes: The hatred towards President Obama continues to amaze me. - 08/22/10 09:07 AM
I very seldom blog about political things. But a bumper sticker I saw today on a truck (actually there were 3 anti-Obama stickers on the truck) prompted me to write this blog.
I want to begin by stating that my reaction towards the bumper sticker has nothing to do with whether I voted for or against Obama in the last election and it has nothing to do with whether or not I approve with his performance while in office. What it has to do with is the fact that so many people want to see him fail so badly, that they don't care if … (10 comments)

springfield missouri homes: Expedia job fair in Springfield MO had to be postponed due to large turnout! - 08/18/10 08:11 AM

On August 5, Expedia announced that they would be moving to the now vacant, former Springfield-Branson Airport and hire up to 500 new employees by late fall.
Yesterday, they had a job fair and soooo many people showed up that they realized they weren't equipped to handle such a large crowd and therefore were forced to postpone the job fair until later this month.
While the Springfield unemployment rate is relativily small compared to a lot of the country, it was a sign of the times that this many people were hoping to land a new or better job.
From a Realtor's … (7 comments)

springfield missouri homes: Laugh Out Loud ! - 08/15/10 04:23 PM
With the popularity of texting there aren't too many Americans that don't understand the meanings of "OMG", "BFF" or "LOL". We use them all the time and honestly one has to a admit that they're probably used too often.
But on Saturday I really did laugh out loud and unfortunately right in the face of a new, prospective client.
A friend gave me a call on Saturady morning and said she had referred my name to a friend of hers. Sure enough, about an hour later my phone buzzed and her friend identified herself and said she had found a house on-line and was wondering … (10 comments)

springfield missouri homes: To blog or not to blog (about cat urine)? - 08/13/10 05:18 PM

I'll go ahead and make some of you mad and say I'm not much of a cat person. In the horse barn as a mouser and they serve a purpose. Other than that, I'm not so sure.
Anyway, my feelings for cats aside, It seems lately that each day has presented a new challenge in the world of real estate. Today was no exception.
My buyers found the "dream" house and made an offer. A clean inspection ensued. Couple of small things like a noisy garbage disposal and a sticking lock on French doors. Both easily fixed. But then there was one little problem that the inspector couldn't … (23 comments)
