simpsonville: I Must Be Crazy ... or ... NEEDED: Buyer's Agent; Unmotivated People Need Not Apply! - 10/25/08 03:53 PM
Teams are formed and teams fall apart, and often real estate teams shift in terms of their personnel.  In 2006, I was starting on the upslope of what I felt was going to be a dramatic rise in my team's production.  At the time, I had two part time buyer's agents, and an admin assistant.  I was generating a ton of buyer leads, so I felt it was time to bring on some full time help.
I hired two full time buyers agents, and my business disintegrated.
Not all of it was because of the hiring of those agents.  I had … (2 comments)

simpsonville: Signage - Lighted Yard Signs: Any Thoughts? - 08/02/08 03:30 PM
I have seen agents utilizing the yard signs with lights attached, for "24 hour" advertising.  I've often wondered how effective those signs are, and whether or not they make a difference in selling a property.  I also wonder if they generate enough extra leads by virtue of their lights to pay for the increased cost.
If anyone has had experience with these types of yard signs, I would be interested to hear how it has gone.  Does it help during a listing presentation, when you tell your seller that you will be advertising 24 hours a day?  Is there increased maintenance … (9 comments)

simpsonville: Ok, So I Need An Agent - Time For My Hollywood Bid - 06/07/08 03:53 PM
When I got done with tonight's production of Fiddler on the Roof, I met a very nice gentleman outside the theatre.  He told me that he really liked the performance, and said that my part stood out.  Before parting ways, he said that I should be in Hollywood or Broadway.
Ok, so he was being nice, but I appreciate the comment (flattery, whatever you want to call it). I have had a few other people tell me that I should get an agent and look for commercials to audition for.
What kind of commercials would I be in?  If there's a … (1 comments)

simpsonville: Screened Porches and Upstate South Carolina - 04/26/08 03:50 PM
The best real estate decision I ever personally made was to purchase a home with a screened porch.  In Upstate South Carolina, our climate is very mild most of the time, making a screened porch ideal.  For about nine months out of the year I use the porch.  It's great to have quiet talks on, enjoy family time, play with the kids, or just sit on the swing and think deep thoughts.
Tonight, I went out just a little while ago.   The air was nice and cool, and the yard was dark. I sat on the swing and thought about my week … (1 comments)

simpsonville: Open Houses - Sunday Tour of Homes - 04/26/08 03:20 PM
I am trying to implement a concept that I learned from my real estate coach, Craig Proctor.  Several years ago he devised an outside-the-box method for doing open houses.  He called it his Sunday Tour of Homes.
This Tour of Homes takes place at six different listings.  Each listing is scheduled to be open for about fifteen minutes.  The tour starts at the office, where people sign the registry.  The agent then leads the tour to the first listing, opens it up, and after fifteen minutes shoos everyone out and locks it.  They go onto the second property, and so forth.

simpsonville: HELP! In Search of the Elusive Featured Post - 04/17/08 03:27 PM
Now that I've been getting my full-featured Blog addiction, I long for more.  I keep setting new goals for myself.  I wanted to be the number one Active Rain blogger in Greenville, SC, and I made it. I want to get to number one in Greenville County, but the beautiful Marci is about fifty thousand points ahead of me... so I'll concede that one (for now!) :-)
I am now enjoying a great online discourse with several real estate practitioners from around the country and have learned MANY new and exciting things.  I have even picked up some great clients from my blog … (9 comments)

simpsonville: Someday I'll Learn That Taxes Are Due On April 15th - 04/11/08 02:47 PM
Holy cow, it's almost the middle of April.  Tax time is here!  The sad thing is, each year this catches me as if it's a surprise, and each year I have to grudgingly admit that I was ill-prepared... besides, it comes on the SAME DAY every year!  I have no excuse.
Last night I stayed up late, got my taxes done and ready for the accountant.  Four days left - yay!  Only for 2008, I am going to resolve to use a better system.  I've often touted technology for agents on Active Rain, so I'm going to start using technology for my … (5 comments)

simpsonville: Weapons are Fun and Handy - 04/11/08 02:29 PM
As a REALTOR(R) Safety Instructor, I am often asked about weapons.  I think that it's a good idea to have something with you, just in case the going gets rough and your life might be endangered.  There are a few criteria that you need to be comfortable with first.
First, make sure that you are knowledgeable in how the weapon works.  Do you know how to take the safety off the pepper spray, and can you point it in the right direction in the heat of the moment? (You'd be surprised....)  That requires PRACTICE!
Second, you must be comfortable with the fact … (5 comments)

simpsonville: I Got The Starring Role! - 04/07/08 04:39 PM
Well, perhaps not the lead role.... ok, maybe not even an important role.  Heck, I am not sure if my role has a name to it yet, but I got cast in the Fiddler on the Roof at the Greenville Little Theatre!
As a veteran GLT actor, I thought it was only natural that they picked me... Well, as a seasoned GLT actor....
Ok, ok, as a guy who has been in three GLT plays with roles that ranged from the guy who doesn't really have any lines to the drunk father of Cinderella, I was happy as heck that I got this … (4 comments)

simpsonville: Would You Take A Sex Offender For A Ride? - 04/04/08 03:56 PM
After working for eleven years as a police officer, I often think I've seen it all, and then I'm hit with a new whammy.  There have been assaults on real estate agents all over the country, and one that seems to be making its way to the top is the assault, car-jacking, or robbery of a real estate agent by a passenger in their vehicle.
Here's why this is a whammy... why was the person in the agent's car to begin with?
Ok, first of all, I know some of you are raising your defenses, about to tell me all about why you … (8 comments)

simpsonville: Dealing With Divorces - Do You Have Ideas? - 03/28/08 02:51 PM
At some point in an agent's life, they will deal with a couple who is getting divorced and must sell a home.  These are not the easiest situations to deal with, and should be handled with some care.  Emotions can run high, and many times husband and wife have different agendas.
For example, June lives in the house, and Joe has moved elsewhere.  Joe is the primary wage earner, and the house payments are still in his name.  Who's motivated to sell?  Joe wants the house sold, because he doesn't want to make those payments.  June may not be so motivated to … (5 comments)

simpsonville: When Is It Time To Hire The Administrative Help? - 03/28/08 01:11 PM
Do you ever feel that your administrative tasks are overwhelming you?  Do you feel that your life is going down the proverbial tubes because your entire day consists of "work stuff?"  Are you busy, busy, busy and never stopping?
Are your clients suffering because they aren't being serviced correctly?
Answer yes to any of these, and it may be time to hire some administrative help!
Many agents make the mistake of either hiring too quickly, or going too long without hiring.  A lot of agents don't hire because they're plain SCARED of hiring the WRONG person.  Others are worried about money.  Here are … (9 comments)
