Will it happen again, or should I say, “Will they do it again?” It worked out so well, so, of course they will do it again. What am I talking about? Just one of the greatest transfers of wealth in our history. And that is what the real estate crash of ’07-’08 was. When all was said and done millions of people lost everything and a few Wall Street types ended up with it. What is “Real Estate”? Most people “Know” what Real Estate is. Don’t you? It is your home (probably) and the vacant lot next door. It is the shopping center on the corner of the two main roads near your home. And the gas station, too. And, of course, that ugly apartment house just down the street. Everybody “knows” what Real Estate is. It is the LAND and the bundle of rights attached to the land and whatever is built thereon. Are the trees growing on the land Real Estate? What about the water flowing from a spring (or well) on the property? And the minerals (and oil/gas) under the (4 comments)

News Flash – The DRE is back Today I received an email from the State of California Department of Real Estate. It stated that as of July 1st The Bureau of Real Estate would cease to exist. A new Department of Real Estate will emerge. So, why did this happen? Why did California “kill off” the Department of Real Estate in the first place? Can’t you guess? The old DRE was a self-funding, semi-autonomous agency. And they managed very well. Maybe too well. While the rest of the State Government was facing bankruptcy, the DRE was flush with cash. This has become a major conversation on AR since the Melania Trump speech at the Republican National Convention. She was accused of plagiarism for borrowing a few words and phrases from Michelle Obama, who may have borrowed them herself. Some of you have been very vociferous in your condemnation. I am writing this because of the comment stream from a post by Patricia Kennedy. this is not about anything Pat said (wrote) but rather what some of the commenters said. I will NOT call them out. The Death of the QSR? Maybe Not In the US, following WWII, there was a phenomenon: The rapid growth of the Quick Serve Restaurant (QSR) or as some people still call it, the Fast Food Joint. Well, whatever you call it, it was a tremendous success. So much so that they were "popping" up in every city, town, and even every wide spot in the road. Everywhere you looked a "New" fast food place was opening up. They were hugely successful. And with that success came another successful phenomenon: the franchise. Will You Pay Over Appraisal? What do you do when a bidding war breaks out on a listing your client wants to write an offer on? Your buyer has been pre-approved for a mortgage. They have a limit on how much they can pay. They have limited funds for down payment and closing costs. Then the bidding war starts. Your client wants the house. They get caught up in the bidding. Finally, they get their offer accepted. You make it "subject to" getting an appraisal to match the offer price. Now what? The appraiser is going to do his job correctly. Here's A Tip......Don't Leave one, Or Expect One There is a trend beginning in the San Francisco Bay Area. Bars and restaurants are adopting a NO TIPPING policy. This has been brought about by the pressure for a $15 minimum wage. Already California has a $9 minimum wage, but the Bay Area cities have an even higher rate. San Francisco is at $11.05, but will soon be $12.25. Other Bay Area cities are following suit. The race to $15 is on. So what are the bars and restaurants doing to survive in the face of this wage escalation? Higher Prices? Simply put, they are raising (26 comments)

The "Secret" To Success As A Real Estate Agent I've read all the posts about what it takes to be a successful sales person. I disagree with very little of what is said, however, I think a major component of success has been over-looked. When I started in real estate in 1975 I worked for a broker that hired mostly young, aggressive guys (sorry girls) and had them all working in the office. We got training regularly. We had sales meetings regularly, We did "floor time" three or four days a week. We "caravan-ed" the new listings every week. And the best part was that (10 comments)

What Do You Do While You Are Waiting For Your Escrow To Close? by Bill Roberts If you are like many of us, you are biting your nails. Not every escrow closes. "Is this one of them?" you ask yourself. "Can I make the mortgage payment this month?" We are in a Feast or Famine business. It's just the way it is. We don't get a regular paycheck. when our escrows close we feel a sense of great relief. Some of us have managed to put so many deals in the pipeline that we don't sweat the closings (as much, anyway). (4 comments)

Because of ActiveRain I Decided to "re-invent" Myself by Bill Roberts I joined ActiveRain just a little over two months ago. I was a complete "newbie" as I had never blogged before. I had heard of it but I was sure that it was only something kids did. What did I know? I had never blogged or even read a blog. Well, that isn't quite true. When doing a Google search on something or other a link to a Brian Brady post came up. It was his article entitled "I love Dingbats" which immediately made me think of someone near and dear.
