I think it does a nice job discussing the advantages and disadvantages of both choices, rather than being the typical real estate agent's big push to buy.

Since President Bush signed the Housing Bill on July 30th, I've experienced a huge surge in business!  I was curious to see if it was simply me having some good results, or if there has been a shift in the market.  I ran a search of homes for sale in Mt. Vernon, Burlington, and Sedro Woolley priced under $300,000.  There are currently 422 Active listings in the Northwest Multiple Listing Service (NWMLS).  There are an additional 101 homes that have Contingent/Pending transactions on them.  That is a very healthy number!  It indicates that a Seller's Market is on the way!  A … (2 comments)

It seems that the only real estate news making headlines these days is about foreclosures and how much that rate has increased in a large chunk of the country.
I'm primarily concerned about what happens here... Here in Washington and more specifically here in Skagit County.  The typical news story these days describes the turmoil of Nevada, California, Florida, and Arizona... These are the States with the worst foreclosure rates in the country.  In Washington State, the reality is far better... See for yourself:

Mount Vernon Washington is a great place to live and own real estate.  Mount Vernon is a reasonable drive to Bellingham, Anacortes, Oak Harbor, and Everett to the North, West and South.... Homes in all of these places cost more than the equivelent homes in Mount Vernon.
The Skagit Valley is a beautiful place to live as well, surrounded by mountains, farmland and forests it is simply peaceful.

skagit: Zero Down Loans..... Not Quite Gone Yet.... - 08/06/08 04:46 AM
Buying a house with no money down is getting harder and harder.  We are basically down to getting an FHA loan with a minimum of 3% down and having the Seller contribute 3% + $500 to one of the down payment assistance companies like the Nehemiah Program.
Unfortunately, part of the recent housing bailout legislation is scheduled to eliminate those programs.  They are currently available, but as I understand it, the sale of a house must close before October 1st, 2008 to use that type of program.
Another unfortunate provision of the housing bailout legislation is that FHA loans will require 3.5% down … (0 comments)

There is a BIG PICTURE concept that seems to be lost on the media.  Home prices will go up significantly in 2009.
The reason is simple... Gas Prices.
In just about any market in the country, New Construction homes make up about 20-25% of overall home sales.  Everything a builder puts into a house has been shipped on a truck at some point and fuel prices have caused the prices to go up on everything that goes into a house.  - Just like we all have already felt at the grocery store.

According to the Office of Federal Housing Enterprise Oversight, the Mount Vernon-Anacortes, WA Metropolitan Statistical Area had the 30th best housing market in the country of the 287 metropolitan statistical areas measured.  We have slipped a bit, last year we were the 3rd best, but we are still doing better than 89% of the Nation, and that isn't bad at all!
