I just got my latest newsletter out, and here is the most recent real estate update I sent to my friends and past clients...
As expected, January usually sets the low mark for the year for Ada County home sales and that is true again for 2009.  Single Family Homes sold in January were a meager 237, a 23% decline from January 2008.  Remember that I mentioned in the December newsletter that last year we started the year with a 38% decline, so you know I am looking for bright spots.  Traffic at Open Houses and individual showings have both been … (0 comments)

Well now, this is not what we had expected.  Single Family home sales in Ada County in July were surprisingly weak.  Right now, the MLS is showing only 678 closed sales for July (not including townhomes and condos, or homes with acreage).  That is far below last year's 903, and only 61% of the 1100 sales recorded as the boom was going off in 2005.
This explains the rise in inventory we've been watching over the last few months.  There are currently around 4771 active listings here in Ada county.  That number might rise in the next few days, as many of … (0 comments)

Austin Creek is a medium sized residential community west of Downtown Boise and south of Eagle, near the city limits with Meridian. It is in the Meridian School district and is served by Discovery Elementary, Sawtooth Middle School, and Eagle High School.  It is close and convenient to these schools, as well as to shopping, and the Charles F McDevitt Sports Complex.

boise real estate: March Ada County Home Sales - 04/03/07 11:25 AM
Despite the many stories about the troubles in the subprime mortgage market and how it might affect the housing market, here in Ada County the sale of homes increased in March by 159 units over February.  Intermountain MLS shows 708 Single Family homes closed in March, making this the first month over 700 since last Fall.  This makes for the third best March on record, despite being well below last year's record 984.  We still have a couple months of hard comparisons left however, as the market didn't run out of steam and peak until June last year.  A little stutter … (0 comments)

In Idaho we tend to relate to outdoor terms and stories.  I was thinking about that this morning when I went over the river and noticed that no one was fishing.  We've finally gotten too cold to fish (it was 7 degrees before the sun came up this morning).  Having been a serious fly fisher in the past, I tried to think of what I had used on other cold winter days... something sparkling with a bunch of black maribou perhaps (Orvis sells one version)?  You have to present the right offering, or you don't catch any fish.  It holds true … (9 comments)

The year is finishing out well for home sales in Ada county.  Two weeks ago I posted my personal observation that the Boise real estate market seemed to be firming up, and that I was noticing more interest and action.  This morning I checked the MLS and pulled up the current numbers, and I'm happy to say they confirm what we have been seeing... December home sales turned up from the November numbers.
Through this morning there are 684 closed transactions being shown, which is 53 more than November, and only 9 less than December 2004 (pre-boom).  These are Single Family and … (0 comments)

Avimor site preparation has begun
Located northwest of Boise, Avimor is currently the second planned community under construction in Ada County.  The first, and so far the largest at 1,844 acres, was Hidden Springs, started in the late 90's, and continuing to be expanded in the Dry Creek Valley northwest of Boise. 
Avimor sits on 830 acres, with plans for a community center, and about 684 homes. Site work began earlier this year (2006), and continues on the east side of Highway 55.  This phase of the development is projected to last six years.  The master plan calls for the creation of … (0 comments)

On Wednesday night, December 20, 2006 more than two years of work paid off for Skyline Development as the Ada County Commissioners unanimously approved plans for The Cliffs.  To be built in the Foothills east of Boise, The Cliffs comprises 707 acres, with an expected 1,350 homes.  The first phase of the build-out will be for approximately 202 homesites.

I've received a number of inquires this past week, from buyer contacts and possible listing contacts as well, about the current market here in Boise.  In the middle of the month of December, it is hard to talk about statistics, so I offer my personal observations as to the health of the market in Boise Real Estate.

The Ada county real estate market continued to slow in November, as it usually does (except last year).  A quick check of the numbers shows that at the end of the month there were a total of 4309 active Single Family and Single Family with Acreage listings in Ada county.  More than 100 of those dropped off the first day of December, for a total of 4202, but we'll need to wait a few days before we know how many are going to relist and how many are "going to wait until Spring".  The inventory number is going the right way, … (2 comments)

I was reading a short article on REALTOR.org about the Pending Home Sales Index and what it is currently suggesting about home sales numbers in the coming months.  The article implies that home sales might have reached a low in August, and will stabilize in the coming months.  I'm not sure about that myself, but I looked this morning at some simple stats on the Intermountain MLS for September sales.Single family and single family with acreage in Ada County for the month of September show 735 units, which is a bit lower than I what had expected (750-800).  If the final … (0 comments)

   Someone on Active Rain has suggested this topic, rather like the HGTV show about what you get for your money in different markets across the country.  The question is, "How much Home can you buy for $425,000 in your market today?" 
   I can think of a number of different places to use $425K here in Idaho, but for the Ada county area around Boise, Eagle, and Meridian there are just over 100 listings on the MLS this morning for residential between $400,000 and $425,000.  That's alot to choose from,and you can find them scattered all over the county so … (1 comments)

  The sales numbers for our Boise real estate market for the month of August show there were 900 single family sales in Ada county.  That compares with 1332 for August of 2005.  So is that evidence of the bubble burst?  900 units is also the second best August we've ever had.  Does that mean everything is fine?  Is one month's number even a useful thing to look at?
