Two words....Get Prequalified! Before you go and look inside the home of your dreams it is a good idea to sit down with your lender and get prequalified. Lenders are asking for more documentation these days so be ready to show them copies of everything except your kitchen sink. The process can be daunting but if you are working with a Realtor who knows your market and is a full time Realtor he/she will be able to assist you in gathering documents and talking with lenders. With little snow on the ground, the roads clear and the sun shining I have to remind myself that it is winter. This time last year we were knee deep in the white stuff (which I love)! Well, today was our first major snowfall and things were quite icy and slippery while driving around Union County showing La Grande Real Estate. Common sense things for showing property in the snow. Kitty litter to use for traction...comes in easy to spread boxes now. Shovel for digging down to pavement/gravel looking for traction. Tire chains...they aren't just a decorative item for your trunk! Water and a few Power Bars or Candy Bars for energy from all that digging! Shoe covers to protect the flooring of homes you show OR take off your shoes...it does matter! I think it is very important for us Brokers to either buy a property or refinance every few years. Why you may ask? So that we can find out first hand just what our Buyers are going through when they go through the lending process. Just a few short years ago we could get a loan on a signature...good credit, good reserves, low debt to income ratio. Not any more. Reams of faxes and copies of everything, not just once but sometimes twice because it disappears somewhere between it's orgin and destination.
