There was some improvement in the average sales price, median sales price, and price per square foot of the properties in South Lake Tahoe that were sold in August. For the first time since September 2010, the median sales price actually went up. The median sales price went from $291,000 in July to $295,000 in August. This was a verymodest increase, but for the last 12 months there had been slight drops in the sales price each month.

August was a much better month for the real estate market in South Lake Tahoe than July was. The number of single family homes that were reported as sold on the South Lake Tahoe mls was up from 31 sales in July to 49 sales in August. The number of homes sold was also up from August 2009 when 45 houses were sold. Although the number of houses sold was up, both the median and average sale prices were down from both last month and last year.

There were 16 bank owned foreclosures and 7 short sales that closed escrow in March. The total inventory of homes on the South Lake Tahoe MLS remained stable with 412 single family listings. 302 of the listings are active and 110 are active pending. The inventory of homes for sale in the Tahoe Keys area of South Lake Tahoe has gone down a bit since last year, but there are still some great houses to choose from. Currently there are 51 houses in the Tahoe Keys listed on the South Lake Tahoe MLS. There are 42 active Keys listings and 9 active pending listings. In September 2009 the inventory was up to 70 total listings with 13 houses in escrow.

The South Lake Tahoe real estate market followed the spring weather and warmed up a bit in March. In March there were 38 new pending single family homes which was up 42% from 22 in February. The increase in pending home sales was also seen across the country. According to the National Association of Realtors, the Pending Home Sales Index rose 2.1% to 82.1 Nationally. The increase in pending home sales is most likely due to the drop in interest rates, decrease in home values, the increase in the Housing Affordability Index, and the first time home buyer tax credit.

With more and more short sale listings on the South Lake Tahoe mls, it is very important to work with an agent that is experienced in short sales. There is a lot of information and time required in order to get a short sale escrow closed. With lenders now willing to negotiate short sales and loan modifications more consistently, foreclosure listings should decrease. With the decrease in foreclosure listings in South Lake Tahoe, buyers looking for deals on houses will need to shift their attention to short sales.
