Well it's happend. On Friday August 14th 2009 the FDIC officially shut down Community Bank of Nevada. At the time of the forced closing there was no other local bank that would assume Community Bank of Nevada's deposits so they decieded to re-open on the following Monday as Deposit Insurance National Bank of Las Vegas, which will operate for about 30 days, allowing depositors to move their insured deposits to other institutions. The FDIC estimated that there were $4.2 million in uninsured deposits.

I just picked up some good information on Las Vegas Real Estate statistics! Check it out!
"During the first week of April 2009, the number of units in a contracted status jumped beyond 10,000 for the first time in years and was double the number reported one year ago.  Contracted units represent homes that have been negotiated but are waiting to close.  They consist of contingent units (6,295 homes) that are contingent on some action taking place (e.g., a lender approval on a short sale) as well as pending units (3,795) which are transactions waiting for customary closing procedures to complete.  … (0 comments)

Wow I haven't added to this series since Dec 2008. Well since the last posting of the series there have been some changes. Let's catch up.
There was a big slow down in 'new'; property assignments in January and February 2009. Now I have still been picking up properties, but not 'new' REO's. I've been picking up re-assignments from other REO agents here in Las Vegas. I am so thankful for the re-assignments because they have been about 85% of the property assignments that I've picked up in the last 3 months. Even though I'm super busy with listing REO properties, I'm constantly finding myself picking up a buyer here and there. I just attended a class by NFSTI (National Foreclosure Sales Training Institute) were the instructor Dan Waterman got into a contested discussion with an attendee about the importance of blogging in today's world. The agent didn't believe that blogging was that important. She felt that she should spend more time working on her website than blogging and that blogging was a waste of time. Dan on the other stated how important blogging is and how search engines actually look heavily at blogs (sometimes ranking them higher than websites) due to their relevance to specific subjects.

Did you know that HUD has a program where if you are using FHA financing when purchasing  a HUD owned home as an owner occupant, that you can put just 100 dollars down!!! Who says that the days of 100 percent financing are over!!!
Also did you know that investors can purchase as many HUD owned homes as they can afford!! Having great vendors can have a big impact on your REO career. Working with vendors (Locksmiths, Property Preservation companies, Rehab Contractors, etc.) that understand the REO business and how reimbursements work is a big bonus to you and your business. Our vendors will carry our invoices for 30-45-60 plus days before seeking payment. This lessens the amount of "float" that we have to carry at any one time. It's our job to stay on top on submitting the invoices immediately upon receiving them and getting our vendors paid in a timely manner and everyone stays working and happy!!!

Vacancy rate is still climbing. 6 out of every ten houses for sale in Las Vegas are vacant!! We've been hovering around the 7 months of inventory level for the last few months.

So, for the past 2 months, there hasn't been not one deal that I've had close on time (meaning the original closing date on the contract). The problem that I'm seeing is that EVERY SINGLE TIME the buyers don't want to pay the penalties for closing late!!! Just about every bank has it in their addendum/counter offer that if the buyer doesn't close on time, then they have to pay both an extension fee and per diam until they actually close the deal. Our Contracts Closed are up 111%
Our Agents Commissions... are up 45%  which is an amazing number in this market but even more amazing because our agent count is down 25%!! We have less agents but we're doing much more business!!
