Foreclosure homes are often a "cash only" sale, however, I have seen them sell with a construction loan to cover cost of purchase, + expected repairs. Repairs must be carefully itemized, lender will require a completed list.
If an REO property is priced to sell it may receive multiple cash offers, which can close much more quickly than a construction loan. Many foreclosures need repairs, poor condition of house not ideal for buyers who require a bank loan. House needs to be in better condition to get through appraisal and underwriting process.

Manufactured homes are a great option when you need more space for less money. However, (The cons!) they tend to deteriorate much faster than a site built home if not properly maintained. One of the most common problems I see is a leaky roof near bathroom vents. The rainy weather on the Oregon coast can be particularly hard on a manufactured home in Newport, Oregon. The home pictured above is a 1978 foreclosure which will likely need to be removed from lot at a cost of $10,000 for disposal. lincoln county: Winter in Taft, photo of Central Oregon Coast, Lincoln City, Oregon - 12/17/12 05:52 AM

This photo was taken just after the streetlight turned on, located at the end of the turnaround in Historic Taft. There are a number of hotels, condos and restaurants (Mo's famous clam chowder!) within walking distance. This shows the end of the Salishan spit, which is actually the opening to Siletz Bay from the ocean. The Siletz Bay extends inland many miles and can be accessed for a scenic drive along the Siletz River beginning at Highway 20 near Toledo.  The Siletz River is well known by fisherman for excellent salmon and steelhead runs. The scenery in this area is incredibe any time of year.

This wonderful beach community is located between Gleneden Beach and the south end of Lincoln City in the Lincoln County area of the Central Oregon Coast. The first photo is the entrance to Taft Historic District, the second shows the beach area just beyond the district where you can have a beach bonfire, go crabbing and clamming, watch the seals and wildlife.

lincoln county: Buyer beware! A bargain price equals "as-is" with dirt and debris! - 01/29/12 10:26 AM

In the current climate of lower priced homes, foreclosures and absentee sellers I see many homes being sold with a fair amount of clean up necessary. Buyer's need to be aware that what they see during the initial showing of a home is likely what they are offering on. The seller is not going to magically appear and clean it in preparation for the closing unless it is specifically required by the contract.
When I list a home like this, I have the seller hire a cleaning company, or sometimes I will even get in there with a bottle of bleach and a scrub … (6 comments)

lincoln county: NOW I am frightened! A very scary place to be standing! - 10/31/11 11:44 AM

To take this very unnerving photo, I had to stand back and use the zoom on my camera. There is no guarantee of safety when you are dealing with Mother Nature.  Look closely at the deep crevices in the sand. I expect that this section of cliff will be gone the next time I visit this property, located just north of Newport, Oregon... Watch your step!!!
