Tips for Spring Gardening!

This week-end in Clarksville was just perfect for getting outside & working in the yard. Looking around the yard after a long cold winter can be over whelming so here a a few tips to get you started! Check out the yard: Start by taking a walk around your yard and make notes of items you find such as trees, bushes and/or plants that need trimming. Check out fences, steps and pathways that need painting or repair from the winter weather. Notice the condition of your flower beds & what needs to be done to have them ready for spring flowers. Check out your tools & mower: Save a lot of time & frustration by getting your mower ready now. If you are not a do it yourself fix it person; then take the mower & weed eater to the shop NOW. Before they get busy and then you find out nothing will start. If you are handy then... drain out the old gas, add new gas, sharpen the mower blades, refill the oil, install a fresh spark plug & lubricate any moving parts. Check the air in your tires. all your other tools clean them with soap & water with bleach. Dry well and add a little oil on all tools to prevent rust. If you have wooden handles some linseed oil works wonders. Sharpen all your tools and you are ready to go to work! Ready to prune trees & shrubs: Prune cold damaged wood. Thin & trim bushes, roses & other plants. Be sure to remove any low hanging limbs, dean or damaged branches for trees & woody plants. Flower beds: Wait until soil is moist not still wet & muddy then clear leaves, weeds & other debris. Enrich the soil with compost, well-rotted manure or other amendments. Trim perennials, plant bare-root trees, shrubs or perennials and sow seeds. Mulch and take a break to enjoy your garden! Don't forget the birds: Disinfect the birdbaths & feeder with a weak solution of bleach (1/4 cup bleach to 2 gal. water). Rinse well & dry. Pricing a home to sell is one of the toughest jobs... to decide on the correct price you must know the current and local market. Many home owners put years of hard work and money into their homes; it is very difficult for them to be objective when setting a sales price. Home improvements do not always have a dollar for dollar return... Pricing a home for sale depends on what has sold recently and what is similar to the home being sold. Sellers normally do not have the data to make a good sound decision. Many times a for-sale-by-owner will disagree with a Realtor and price their home higher than comparable homes in that area. If you are a Buyer and new to the area then many times you will not know you are paying more for a home than it will appraise for. If your contract does not have a contingency stating "the property must appraise for the sales price or higher" then you may be required to pay out of pocket for the difference. A Buyer does not pay a Realtor for their service but having a Realtor represent you can pay you in the long run... by saving you thousands of dollars. The condition of the property is one of the most important factors deciding ... did you get a good deal! Buying a home is so exciting but many buyers get caught up in the cosmetic appearance of a home. It is the bones of the home that will determine how much it will cost you to maintain your home. In Tennessee a Seller is required by law to fill out a "Property Condition Form". Many Sellers do not know this is required by law and many For-Sale-By-Owners do not meet this requirement. This form is the seller telling you about any defects in the property, changes made such as additions, the age items such as roofing, heat & air and any upgrades. A Realtor will require this form to be filled out completely and correctly plus you have an extra eye to keep you focused on the whole property not just the nice paint. Also a Realtor has been in hundreds of homes and can point out things you may over look. Again, having a professional on your side is alway good. I always suggest you hire a home inspector... they will give you adetailed report on your new property. This is another contingency you will want in your contract. The terms of the contract is what will determine how much you will pay for your new home, when you will close and who will pay for what services. Each area of the country has different normal terms for real estate deals. Some areas the Seller pays everything; other areas the Seller pay for nothing. The type of loan you are getting also determines who can pay for what and often restricts or limits what can be charged and who is paying. This is where you need to do your homework and find out what is normal for your area. Why agree to pay for everything if the Seller is willing to pay some of the closing costs and your loan program will allow it. Again, a For-Sale-By-Owner is trying to make the most possible from their investment; so normally they will not offer to pay for closing costs and/or repairs. But with the right negotiations you may end up with a Seller paying some or all of the closing costs. I am not saying stay away from For-sale-by-owners but I am saying be cautious and make sure you have a professional on your side. Negotiate for your best home & deal... be a happy home owner! The contract is the heart of the real estate deal! The contract will state the closing information such as date, where and with whom, sales price, type of loan, what the buyer & seller will be paying for plus much more. The contract will also give you an out (if it has the proper contingencies) for things such as: you do not qualify for a loan, that you find the house with a serious defects or the property appraises lower than the sales price. The contract also will give you options for remedies if thing do not go as planned. (again if it has the proper contingencies) The contract is a legal document that if you end up in court (because things went very badly)it is what the judge uses to make his judgment. This is the one document that you want to be done correctly and many For-Sale-By-Owners do not understand everything about a contract or they insure the contract protects their interest. When just the buyer & seller are involved then there is no one to insure you, the Buyer is fully protected. Do not make the mistake of not having a fully signed contract with contingencies to protect you! And be sure to read the fine print! Many For-Sale-By-Owners will pay a Realtor to represent you in the transaction. So find a Realtor that you trust and let them guide you thru the buying process. Moving as a Military Child is Positive ... Welcome to Ft. Campbell, KY

Can our children survive another move? Yes... I am a military spouse; my husband retired in 1995...now with grown children. Our two girls were moved all over the United States, Germany & Korea. I was raised in a small community just outside Dayton, OH... where no one moved. I heard from friends & family that I would doom my children to failure if I continued to move them year after year. But to me I had no other choice; you see I married Steve who made the Army his career. To me keeping my family as normal & whole as possible was my only goal in life. Worrried at times if my family was right... I did my best and I always keep each move with a positive thought: You can be who ever you want in the new school You will meet lots of new friends You will experience a different culture, sites and people that many people will never have the opportunity of experiencing. As my children grew up they received a variety of memories from our trips and adventures driving & flying to all over the world. I sat down with them a few weeks ago and we were talking about their childhood... I was surprise at how the conversation went. Dana my oldest said she was surprised at how many stories she had to tell about her childhood compared to the average person. Brandy commented that she was surprised at how open minded she was compared to many. She said growing up that she learned being different wasn't a bad thing. That she was more open to change in her life. Dana said that traveling and moving did not stress her at all... it was exciting. All the subjects and comments were positive... Boy I was relieved... that my friend & family were wrong... Moving as a military family turned out to be a happy experience for my children. So if you are moving to Ft. Financing a Home... Do I need Title Insurance!

OWNER'S TITLE INSURANCE What is owner's title insurance? Owner's title insurance provides you with protection against the loss of your home caused by somebody in the future finding a defect in your title. Unlike other types of insurance that protects against losses from future events, title insurance provides protection from past events, which may or may not be a matter of public record. What if I don't have owner's title insurance? If a problem with your title occurs and you don't have owner's title insurance, you could lose everything you've invested in your home or face expensive legal costs. How does owner's title insurance protect me? If someone initiates a claim against your title, having owner's title insurance provides you with a legal defense and, if your title should fail, reimbursement of the equity in your home up to the face amount of your policy. It also covers attorney's fees. In short, owner's title insurance protects you against losing your investment in your home. Doesn't lender's title insurance protect me? No. if there is a complete failure of title; you have no protection and would lose both your property and your equity in the property. The lender requires you purchase lender title insurance as part of your loan. If you choose not to purchase owner's title insurance and a problem arises the lender is the only one protected. What if my attorney reviews the title? No matter how extensive the title search may be, the possibility of "hidden risk", although rare, remains. Real estate titles have hazards that even the most competent attorney can not discover - hidden defects such as improper indexing of records, forgery of documents, unknown or missing heirs, and more (see list below). The attorney cannot be held liable should you suffer loss because of any hidden title defects. How much does owner's title insurance cost? The basic premium rate for owner's title insurance is approximately $1.00 per $1,000 more than lender's insurance. That means the owner's insurance premium for a $115,000 home is only $115 more than lender's insurance. (This is just an estimate, prices will vary)You only pay the premium once - there are no recurring premiums. The policy is effective for as long as you, or your heirs, have any interest in the property. Plus, you are covered even after the property is sold. When do I need to get owner's title insurance? At Closing, Owner's title insurance should be offered at the closing by the attorney. If it is not mentioned, you should specifically request the option to purchase owner's title insurance. WAYS YOU COULD LOSE YOUR HOUSE AND WHY YOU NEED TITLE INSURANCE Claims of missing heirs Falsely personating ownership of the property Forgery Clerical errors Confusion due to similar names Unsatisfied claims on property, not shown on title search Fraud in connection with the execution of documents Deeds executed under expired or false powers of attorney Incorrect disclosure of marital status of former owners Improperly probated wills and trusts Mental incompetence I would highly recommend Title insurance for all properties purchased It will also save you money when you sell your home... be sure to keep your policy and let the closing company know you have a owner's title policybefore they start their title search and they will discount some of their fees.
