greensboro: The Triad goes GREEN in a BIG Bright WAY! - 08/18/09 03:35 AM
Yes everyone is trying to go green at what better way then to take advantage of a basically FREE energy source.  So SunEdison is getting ready to immediately break ground on one of the largest photoelectric power farms (solar power) on the east coast.  They will be building this site in Davidson County here in the Triad of North Carolina.  Here is a picture of a much smaller project in conjunction with Progress Energy in Wilmington, NC.

Now this site produces 1.2 Kilowatts and is much smaller then the new upcoming site for Davidson County here in the Triad.  SunEdison was kind … (4 comments)

greensboro: Irving Park Luxury neighborhood meets rock solid value in Greensboro, North Carolina. - 11/06/08 10:46 AM

Welcome to Greensboro Country Club the at the center of Irving Park.  These pictures show just a small part of the golf course that runs through the heart of Irving Park.  Just minutes from downtown Greensboro Irving Park has and is the premier neighborhood in the area.  A mixture of small estates, magnificent homes, and even some modest smaller homes.

I just love the colors this fall on the golf course.  The homes here range anywhere from approximately seven million to as low as five hundred thousand.
So if you want a rock solid value in a prestigious neighborhood … (5 comments)

greensboro: Why has your Home NOT Sold Yet? In Greensboro, NC they are still moving. - 11/03/08 02:28 PM
OK so they are not all selling but my listings are.  The magic number seems to be around seventy days.  I will admit I do have one listing that has gotten up to seventy seven days.  Although I admit that the oldest one has just gone under contract.  I am just sorry it took me all weekend to negotiate the deal.  Of course long distance negotiations take a little longer.  But with deals like four days from list to contract and selling pocket listings before they are even listed does help keep my average under 30 DAYS.
I know if you … (2 comments)

greensboro: Your "Relocation Realtor" in Greensboro, NC "I Understand" - 10/28/08 11:52 PM
RELOCATION REALTOR HERE!
As a Realtor that handles relocation clients in Greensboro, North Carolina it is important that my clients know that "I understand" what they are going through.  My time in "Corporate America" had me enduring the same trials and tribulations that many relocated employees go through.  I can remember being called with an "opportunity" (I always use to cringe at that word).  That was a chance for advancement but, it also meant being at work across the state or in another state that week.  Then living out of a hotel room as the family and movers caught up with … (0 comments)

greensboro: Greensboro, North Carolina turning the corner on the Economy? - 10/24/08 02:55 PM
The Triad Business Journal just released some very interesting figures.  While we have heard nothing but Doom & Gloom from the media the unemployment rate in the Triad is actually down according to information released by the North Carolina Employment Security Commission.  The rate has dropped slightly from 7.1 in August to 6.8 in September.   Now while this in and by itself is not a tremendous bit of news according to RealtyTrac Inc. the number of foreclosures fell almost 27% in September compared to last year at this time.   Funny the MEDIA has been predicting it will get worst before it … (0 comments)

greensboro: How to Sell Your Home in Greensboro, North Carolina. The Heart of the Triad! - 10/15/08 09:45 AM
OK first things first, what is your motivation for selling your home?  This is a very important question that will determine the direction of the all the decisions made from this point on.  Are you being transferred by your work?  Do you want to move up in the size of your home or, would you like to downsize your home?  Are you know an Empty Nestor?  Can you not handle the payments on your home because of an economic situation at home or work?  As you will notice after this question, it will become apparent as to why this question is … (0 comments)

greensboro: Men Can Cook in Greensboro, North Carolina! Certainly when it is for a good cause. - 07/21/08 03:22 PM
The Women's Resource Center of Greensboro is throwing the 7th Annual Men Can Cook Fundraiser.  So we gather 50 men from the Greensboro Triad area and dazzle the crowd with our culinary prowess.  A Silent Auction, and a Chef Cook off are just part of the show.
So at the Greensboro Coliseum on Saturday, August 2nd I get to be one of the fifty showing our various culinary skills.  I am just rather torn as to what to prepare.  I have thought maybe mini cheesecakes and an entree of some type.  Now I have to prepare enough for 400 people.  Now … (2 comments)

greensboro: The Kirkwood Neighborhood in Greensboro, NC an old fashioned close knit community - 07/16/08 02:36 AM
The Kirkwood neighborhood is one of the older established communities within the metro area of Greensboro.  On quiet streets these adorable little homes thrive with young families and older residents that take care of their area with pride.   The residents walk their children and their pets through the quiet streets and stop and talk with their neighbors just like neighborhoods use to be. Recently Walgreens decided to try and put one of their twenty-four hour stores on the outside corner of this thriving neighborhood by way of slipping in because of the cities future use plan for the corridor along Lawndale … (0 comments)

greensboro: Greensboro, NC adds another Jewel for the family! - 07/14/08 08:43 AM
Proehlific Park is now open!  Ricky Proehl of the Carolina Panthers has opened a state of the art sports facility for the youth of Greensboro.  On Jessup Grove Road in Northern Greensboro a brand new sports training facility for just kids has emerged.  There is 60,000 square feet of training space for indoor activities.  This includes a full size 70 yard indoor turf field, three basketball courts and volleyball courts, a weight room and an academic center.  You see Ricky does not just want to train these kids he wants them ready for college.  Then you have the outdoor areas of … (0 comments)

greensboro: Irving Park in Greensboro, NC Where your biggest investment should be your safest. - 07/14/08 07:47 AM
I live and work in Irving Park here in Greensboro, North Carolina and truly love the feeling and serenity of a well established solid neighborhood.  A peaceful setting nestled around the Greensboro Country Club just minutes from everything.  This is a place where we all walk our dogs, go running, walking, or biking on all then slow paced wide streets and greenways with fantastic homes all around.
When most everyone else has seen some drop in home values we have escaped the turmoil that seems rampant in most major metropolitan areas.  The homes here in Old Irving Park are mostly older … (0 comments)

greensboro: See Greensboro's Passionate side. - 07/10/08 02:48 PM

To show a passionate side of Greensboro there are many places to look.  One that I know of personally and am involved with is the Greyhound Friends of North Carolina.  We have satellite facilities across the state but, our main kennel is right outside Greensboro in the wonderful suburb of Oak Ridge.   We can house up to forty of these "gentle giants".  I personally have four of these wonderfully gentle creatures.  As you can see here Dusty my first hound loves playing with my youngest.

These hounds are amazingly loving even after what some of them have … (2 comments)

greensboro: Welcome to the TRIAD! - 07/09/08 03:34 AM
For all those of you not familiar with the Triad we are the three municipalities of Greensboro, Winston Salem and High Point as well as twelve counties.  The Triad is consistently ranked as one of the best places to live in the United States and to do business. We are always attracting new business such as Hondajet and the new FEDEX hub.  So come see why so many others have joined us here being right between the best of two worlds.  The mountains are less then an hour away and the beach is only a few hours away. I live in Greensboro and … (0 comments)

greensboro: Greensboro, North Carolina Guilford County Real Estate Statistics - 07/07/08 01:49 AM
The June 2008 statistics on Guilford County continue to show a steady market that remains to be a buyers market.  Although the ratio of new homes listed versus the combinations of pendings and closings is starting to close the gap.  This will eventually bring the inventory levels down as buyers continue to find those deals and move forward to buy.
RESIDENTIAL HOME SALES:    New Listings   Pending Contracts  Closed Homes   Avg DOM  % SP vs LP
                               June          1018               540                     548              86             96.67%
                                YTD          6468              3257                    2810            93              96.67%

greensboro: Greensboro, North Carolina Market Update - 06/27/08 04:17 AM
The update stats on Guilford County are showing a steady pattern of sales.
RESIDENTIAL HOME SALES:    New Listings   Pending Contracts  Closed Homes   Avg DOM  % SP vs LP
                               YTD          5449                 2713                  2239             95             96.69%
We have seen a steady trend in all aspects and actually last month saw a upward trend in closings.  While I personally have felt the presence of more buyers in the marketplace until I graphed it I could not verify the numbers.  As I have stated in blogs prior it is a buyers market and it seems they are starting to buy across the county.  T

greensboro: Can some Builders ruin it for the rest?!?! - 06/13/08 02:19 AM
SOME DEVELOPERS RUINING IT FOR ALL??
I have noticed that we have had a tightening of the belt by some of the lenders in our fair city towards the builders.  Now with some of the recent happenings does this mean they have caught on to the practices of a very few but, now the whole group will be punished?  Most builders will create separate LLC's for every development.  While this is a common and smart business practice to limit liability other developers seem to use it as a shell game.  You know the rob Peter to pay Paul sort of financial … (8 comments)
