As with most search engines and listings sites you need to freshen those listings as often as possible and  rise to the top.  Now what some agents do not realize you can freshen up your listing with more then just new pictures.  Although I will admit that pictures are one of the best ways to accomplish this task.  For example take advantage of color whenever possible.  So if it is spring get those flowers blooming.  Or in the case of our present season I waited until the peak of color from the leaves changing.

How much homework and research you do is going to directly translate into how well you do.  I am still amazed at agents that simply walk in to a home and then call to ask "Well I know the list price is $XXX but how much will they really take?"  Are you for real?  The sad part is that there are agents out there that will throw their clients under the bus to get a deal.

While many of the leading market indicators have been showing more and more signs of promise here in Greensboro, North Carolina the last month of July all three numbers are positive!  The Triad of North Carolina as a whole is turning the corner.  I have been tracking the numbers and while the number of residential units sold have been climbing all spring as they normally would they actually dipped a little in July.  The positive about this is that the average sale price of those units sold jumped significantly!  To refer back to my previous blog about a Trickle Up economy … (2 comments)

So how do you get along with your agent?  Are you all on the same page and working together?  As an agent/broker we work for you.  Our job is to either find you the home you want and then get the best price with as many concessions as we can get for you.  If you are selling then somewhat the opposite we are here to get you home sold and get you the highest price possible.

Let me start off by saying I wish ill on no business, but with that said thank goodness some builders did.  Our market here in the Greensboro Triad area was filled to the brim with inventory and we could not absorb all of it.  There were so many new home communities going up between that and the foreclosure nightmare we got up above a 12 month inventory level last year.  Now though with so many builders:
A) Going out of Business >Portrait Homes / Pierce Homes / Sandra Anderson Construction
B) Pulling out of the Market > Beezer Homes /
