We love our house, don't get me wrong, but what was the builder thinking when he put a cedar shake roof on it?  I get it: they have a certain "look" that some folks like...kind of rustic.  But if you've spent any time in this part of Colorado you know that there are weeks on end in the summertime when it feels like you're standing ten feet from the sun.

All week I look forward to waking up on Saturday morning and spending some time with my family.  My wife, myself, and our little girl, Hayden, spend the early part of the morning hanging out and playing.  At around 10 am it's off to the Boulder Farmer's Market.  
If you haven't been to the Farmer's Market and you live in the Boulder area you should head out today.  It's going to be another beautiful day in Colorado and the Farmer's Market will be packed to the gills with families shopping, eating, and playing.

It's a mystery, isn't it?  You help one person buy a home in the Denver area and their inspection turns up next to nothing in regards to radon.  You write a contract just down the road for another Denver buyer and the inspection results come back at 22 pCi/L.  
 
What the heck does that mean?
It depends on where you are living.  If you're in the United States then radon levels at or above 4.0 pCi/L then it's considered time to take action.  But take a look at this chart from the Jefferson County , Colorado website:

Just a quick peek at the Boulder, Colorado residential real estate market in the 1st quarter of 2006 compared to 2007.
For 2007 we are down from 186 sold units to 173.  Is that bad?
Not when you consider the following GOOD things:
Median detached price is up in 2007 to $580,000 compared to $525,000 Q1 2006Total volume is up in 2007 to $ 179,517,926 compared to $173,366,704 in 2006Codo median is up to $254,875 in 2007 compared to $230,000 in 2006Overall, these are not too shabby. The controversy continues with Zillow's Zestimate's vs. local agent's pricing accuracy.  I've read lots of interesting stuff on this site as well as Sellsius and others in regards to Zillow's ultimate plans.  Are they going to become a national MLS?  Should we Realtors be using their tools to enter other homes for sale?  How will the Zillow model impact the real estate industry in general?

Yes, yes, I know there are a lot of people who have this image of Boulder as a hippie-haven and health-crazed mountain town.  And in many ways that characterization is correct: Boulder was voted the best place to be an uberjock, and Runner's World voted it #7 on the top 25 Best Running Cities in America.
And we've also got our share of "granola-ie" food offerings.  Boulder is where Silk Soy Milk got its start, and there are plenty of health-conscious activities like the famous Boulder Farmer's Market to choose from on any given weekend.

I mentioned in my last post that I'd try to keep up with Zillow's accuracy in my corner of the world.  Below you'll find the results for Zillow's Zestimate vs. the Listing Agent's pricing for the 80302 zip in Boulder, Colorado for the month of March 2007. If you are a math type, then you might want to take a look at this very simple spreadsheet
that I used for these calculations.  
 
Results:
Zillow scored within 10% of the sales price only 64% of the time.  
Realtors scored within 10% of the sales price only 73% of the time.

There are many of us who agree whole heartedly with Mr. Dalton. Some of you out there may disagree. My default, like many of you, is to make a gut call on a lot of controversial issues. Zillow’s Zestimates seem a little too good to be true to me–my gut said they were bogus. I just got off the phone with a potential client who knew zilch about how the typical real estate transaction works. All she knew was that she needed a Broomfield real estate agent.
