Short sales today across the board seem to be easier to process. But it's hard to lump all traditional short sales together as there are many types and varies of them. Some are easy, most are bears. As banks have realized the money short sales save them over foreclosures and as they have put the infrastructure in place to handle shorts, my job is a bit easier. That's not to say that their aren't difficulties with shorts because there are. Many times the 1st and 2nd lenders don't see eye to eye on how much one is to give/get from the other. I'm not liking all of folks losing their jobs and those getting pay reductions but that's the world we now live in. If you are struggling making your payments you might ought to consider a few options.
Option 1 Call your lender and see if they will work with you to get a principle reduction or a  lower interest rate.
Option 2 Call a short sale specialist to help you sell your home before you get foreclosed on. If you have equity in your home, sell it quickly before you lose it (it's better to get something then nothing).

Short sales have been very good for us especially in the 4th quarter of 2008. In December alone we were able to close 3 short sales. In every case the homeowners were given releases by their lender. In some short sales the sellers lender requires the sellers to "help" financially with the loss. We have many others in the works one of which the lender has agreed to while granting over 550k in forgivness to the seller. Banks seem to be getting a little easier to work with.
Foreclosure sales should be picking up in this area with all the "free" money coming … (0 comments)
